Phu Bai Industrial Park - an attractive address for green and clean production for many investors

Inevitable trend

Previously, industrial parks (IPs) were mainly developed as pure production clusters, focusing only on factory and warehouse infrastructure. However, in response to the increasing demand for stable human resources, while also addressing issues of social security, environment and urbanization, many localities have switched to the IP development model integrating industrial real estate, worker housing and social amenities - considered as "small industrial cities".

Hue is following this trend with a series of large-scale projects. A typical example is the Kim Long Motor Hue Production Complex project in Chan May - Lang Co Economic Zone. With a total investment of more than VND 4,476 billion, the project not only has a factory for manufacturing, assembling automobiles, manufacturing engines and spare parts, but also integrates a research and training center for high-tech human resources. Currently, along with the production project, Kim Long Motor has also been approved by the city to develop a social housing area of ​​18,800m², including 898 apartments; of which, 780 apartments are reserved for workers and experts; the rest will be in the commercial housing segment, contributing to diversifying choices for people. With a total investment of nearly VND 578 billion, this project is expected to be completed within 24 months from the date of land handover, initially meeting the living needs of more than 2,000 workers.

Gilimex Phu Bai Industrial Park promises to have many social housing and commercial areas invested in the coming time.

The “3 in 1” model: Production, living and service that Kim Long Motor is implementing not only helps retain workers, reduce pressure on urban infrastructure but also optimizes operating costs for businesses, increases productivity, and creates a closed and safe working and living environment.

Not only Kim Long Motor Hue, Gilimex Phu Bai Industrial Park is also investing with a scale of 460 hectares, total investment of 2,600 billion VND. The investor of this Industrial Park also synchronously develops international standard factory infrastructure, logistics center, cold storage, dry port; at the same time, builds housing areas for workers, experts and social facilities such as schools, medical stations, sports areas, internal parks. Gilimex Industrial Park has a strategic location near Phu Bai airport, National Highway 1A and La Son - Tuy Loan expressway, creating favorable conditions for transporting goods, attracting logistics and processing enterprises to lease land. It is expected that in the near future, Gilimex Industrial Park will become a logistics center in the Central region, effectively supporting the supply chain, and at the same time solving the problem of housing for workers in the area.

Create competitive advantage

According to the Management Board of Hue City Economic and Industrial Zones, one of the factors that makes industrial real estate in Hue attractive to investors is the large land fund, reasonable land rental and living costs, along with a healthy living environment, suitable for developing sustainable industrial park models.

Hue City currently has a synchronous transport infrastructure, from Chan May deep-water seaport, Phu Bai international airport, to highways, National Highway 1A, 49A, 49B. These factors not only facilitate transportation and logistics but also increase inter-regional connectivity, helping Hue become a gateway for trade between the Central region and the whole country.

In the context that provinces and cities such as Ho Chi Minh City, Hanoi or Bac Ninh are starting to face limited industrial land funds and high input costs, Hue will be an attractive new option with transparent investment attraction policies, good legal support, especially incentives for businesses investing in industrial parks with integrated social housing.

Notably, the Housing Law 2023 and Decision 227/QD-TTg, dated March 12, 2024 of the Prime Minister on adjusting industrial land use targets in a more flexible direction, allowing the construction of housing for workers and accompanying utility services right in the industrial park, instead of having to separate them as before. This is a favorable legal basis for the "integrated industrial park" model to develop strongly in Hue City.

From the effects of Kim Long Motor Hue and Gilimex Phu Bai Industrial Park, Hue City is continuing to attract more investors in the fields of manufacturing, logistics and real estate. In the near future, Hue is expected to become a modern industrial center - satellite city of the Central region, playing a key role in the regional economic development strategy.

According to Mr. Dang Huu Phuc, Director of the Department of Industry and Trade, industrial real estate in Hue is considered the core of sustainable development, connecting production, housing and services into a unified whole. When workers have housing near their workplace, their children have good learning conditions, easy access to medical services, entertainment, sports, etc., businesses not only have a stable workforce, but also build a long-term working community. This is also meaningful in the context of competition for human resources and increasingly high operating costs.

With the attention of the government and the active participation of businesses, the industrial real estate sector in Hue is opening up a new direction of sustainability.
