(Dan Tri Newspaper) - Song Loc Real Estate Investment Joint Stock Company won the auction for a nearly 4.4-hectare plot of land in the Nam Ho Linh Dam Urban Area (Hoang Mai District, Hanoi ) to implement a low-rise housing construction project for 1,827 billion VND.
Recently, the Hanoi People's Committee issued Decision 234 recognizing the results of the land use rights auction for the low-rise housing construction project in the Nam Ho Linh Dam urban area, Hoang Liet ward, Hoang Mai district (phase 1). The winning bidder is Song Loc Real Estate Investment Joint Stock Company.
Previously, Lac Viet Auction Company, in coordination with the Land Fund Development Center of Hoang Mai District (Hanoi), organized an auction for land use rights to implement a low-rise housing construction project on plot TT4, located in the Nam Ho Linh Dam Urban Area, Hoang Liet Ward, Hoang Mai District.
The auctioned land plot has a total area of 43,944 m2, including 20,061 m2 of residential land; 20,759 m2 of transportation land and over 3,123 m2 of green space. The residential land area corresponds to 10 zones, 262 plots of land, with a building density of approximately 49.7% for the entire area, and a maximum height of 4 stories.
According to the auction announcement, the starting price for round 1 is over 86 million VND/m2. The starting price for round 2 onwards will be equal to the highest valid bid in the immediately preceding round. The bidding increment is 500,000 VND/m2. The estimated deposit for participating in the auction is over 345 billion VND.
Song Loc Real Estate Investment Joint Stock Company was the winning bidder for the land plot at a price of over 91 million VND/m2, 5 million VND/m2 higher than the starting price. The total winning bid amounted to over 1,827.25 billion VND.

The Hanoi People's Committee has assigned the Hoang Mai District Tax Department to collect and remit the proceeds from the auction; the money collected from auction participants who violated the approved auction plan; any unspent auction participation fees; and late payment penalties to the state budget as prescribed.
In the event that the winning bidder fails to pay or fails to pay the full amount of the winning bid for the land use rights, after 120 days from the date of approval of the land use rights auction results, the Hoang Mai District Tax Department is responsible for notifying the Department of Natural Resources and Environment to submit to the Hanoi People's Committee to cancel the decision recognizing the winning bid results, and the winning bidder will not receive back their deposit.
In cases where the winning bidder has paid more than the deposit amount, the State will refund the difference compared to the deposit amount as stipulated.
Regarding the winning bidder, Song Loc Real Estate Investment Joint Stock Company was established on May 21, 2020. The company's address is Phuong Mai Street, Phuong Mai Ward, Dong Da District, Hanoi City. The legal representative is Pham Han Mai Yen, born in 1980, holding the position of Director.
At the time of its establishment, the company had a charter capital of 20 billion VND, of which Pham Han Mai Yen held 80% of the shares; Tran Anh Thi held 10% of the shares; and Duong Duc Hieu held 10% of the shares. By September 2020, the company had increased its charter capital to 180 billion VND.
As of March 2021, the company's legal representative was Le Thu Trang, born in 1985, holding the positions of General Director and Director. In June 2021, the company increased its capital from VND 180 billion to VND 300 billion.
In March 2022, the company increased its charter capital from VND 300 billion to VND 550 billion. At the same time, the company relocated its headquarters to Villa PL01-35, Vinhomes The Harmony Ecological Urban Area, Phuc Dong Ward, Long Bien District, Hanoi. On December 13, 2024, the company further increased its charter capital from VND 550 billion to VND 630 billion.
