Agribank has just announced the auction of a house at 19 Hang Chieu, Dong Xuan Ward, Hoan Kiem District. The land plot has an area of 160m2, is a single-family house, is identified as urban residential land and has a long-term use period, with a total floor area of 287m2.
This is the collateral for the loan of Dai Viet Construction Trading Company Limited at Agribank Ha Thanh Branch under the credit contract signed in mid-2018. The starting auction price for this house is 54 billion VND.
The starting price has been reduced by 50% compared to the first sale in August last year. Thus, from the starting price of nearly 700 million VND/m2, Agribank has "greatly reduced the price" to just over 337 million VND/m2 but it is still uncertain whether anyone will "pay".
In the most recent auction announcement in June 2023, Agribank offered this house for sale with a starting price of 71 billion VND.
In addition to the house at 19 Hang Chieu Street, Agribank is looking for a partner to buy the Hanoi Old Quarter house at 110 Hang Buom, Hang Buom Ward, Hoan Kiem District. The land plot at 110 Hang Buom has an area of 100.8m2, for private use, urban residential land, with a total floor area of 205.2m2.
This is the asset mortgaged at Agribank Ha Thanh branch to secure the loan of AJMAL Vietnam Company Limited.
Notably, in the 7th auction announcement in November 2023, the starting price for this house is only 30.6 billion VND, equivalent to 303 million VND/m2.
The starting price when Agribank first put this property up for sale (August 2022) was up to 60.5 billion VND, equivalent to 605 million VND/m2.
According to Decision 30/2019 of Hanoi People's Committee on Regulations and price list of land types in the area applied from January 1, 2020 to December 31, 2024, land price on Hang Thiec street is about 102 million VND/m2; land price on Hang Ngang and Hang Dao streets are both the highest at over 187 million VND/m2; Hang Bong and Hang Gai are located at up to 134-139 million VND/m2.
Old townhouses are considered a type of asset that is difficult to measure in money. Recently, old townhouses have been continuously put up for sale by banks.
Not only in Hanoi, Agribank is selling 12 old townhouses in Hoi An city, Quang Nam province. Most of these houses are owned by businesses in the ecosystem of Mr. Nguyen Lam Huy, a tycoon in the tourism and hotel sector.
