VietinBank Hai Ba Trung Branch (VietinBank Hai Ba Trung) has just announced the auction of assets through the enforcement agency to recover debt.
The auctioned property is the right to use 400m2 of residential land and the right to own a house attached to the land, which is a 3-storey house and 1 attic built of reinforced concrete (type of villa, unfinished rough house) at address No. 3 Lot A, 5.2ha Villa Area, Yen Hoa Ward, Cau Giay District, Hanoi City.
This land area has been granted a certificate of land use rights, house ownership rights and other assets attached to land to Mr. Pham Quang Minh by the Hanoi Department of Natural Resources and Environment.
The property on the land is described as including a number of trees as follows: 1 fig tree, 1 papaya tree, 1 orchid tree, 1 Indian laurel tree, 1 mango tree, 8 banana trees and newly planted trees in front of the house including 1 chay tree and 1 egg tree.
This is the property seized to ensure execution of the judgment of the Civil Judgment Enforcement Office of Cau Giay District, Hanoi City.

The starting price of the auctioned asset is 99,313 billion VND. The starting price does not include personal income tax, VAT, registration fee, other taxes, fees, and charges related to the transfer of ownership and use of the asset according to the provisions of law (if any). These fees are paid by the auction winner.
Bidders are required to deposit 19 billion VND in advance through the auction company's account.
The auction took place at 10:00 a.m. on November 7 at Bao Phong Joint Stock Auction Company, in the form of direct verbal bidding and ascending price method.
In addition to the above assets, VietinBank Bac Thang Long Branch has also just reduced the debt of Bidu Vietnam Import-Export and Trading Company Limited at VietinBank Bac Thang Long, arising from the credit contract signed on January 26, 2022, with the total estimated value as of July 15, 2024 being nearly VND 45.4 billion. Of which, the principal debt is VND 38 billion.
The collateral for Bidu Vietnam's debt is the land use rights and house ownership rights at 26 Kham Thien Street, Dong Da, Hanoi, in the names of Mr. Dinh Cong Hoa and Ms. Mai Thi Nga.
The starting price of the debt is VND38 billion, down VND7.39 billion compared to the starting price of VND45.39 billion in the first sale in August 2024.
Another property under the name of Mr. Dinh Cong Hoa and Ms. Mai Thi Nga was also mortgaged for a loan at VietinBank Bac Thang Long. The property is the land use right and house ownership right with an area of 192.8m2 in Phap Van Urban Area, Hoang Mai, Hanoi.
This property is mortgaged for a loan of Goldensky International Service Investment and Development Company Limited in Bac Thang Long under a credit contract signed on October 26, 2021.
The value of the debt as of July 15, 2024 is over 38 billion VND, of which the principal is 32 billion VND. VietinBank Bac Thang Long is selling this debt with a starting price of 32 billion VND.
The third asset in the name of Mr. Hoa and Ms. Nga is the land use right and house ownership right with an area of 253.4 square meters at No. 8, Alley 187/36 Hong Mai, Hai Ba Trung, Hanoi, which is also being mortgaged to another legal entity to borrow from VietinBank Bac Thang Long, TDN Application and Development Company Limited.
The total value of the provisional debt as of July 15, 2024 is nearly 41.9 billion VND (principal debt 35 billion VND).
The bank is selling this debt with a starting price of 35 billion VND.
