"Buffer zone" of Ho Chi Minh City has reasonable apartment prices
The Ho Chi Minh City real estate market report for the third quarter of 2025 by market research units all show that the imbalance between supply and demand in the supply and price of real estate in Ho Chi Minh City continues, when affordable apartments are almost "extinct".
According to CBRE Vietnam, in Ho Chi Minh City, newly launched projects priced above VND120 million/m² are increasingly accounting for a high proportion, shifting the market towards the high-end segment, while mid-range supply is rapidly shrinking, limiting choices for real buyers.
Ms. Duong Thuy Dung - CEO of CBRE Vietnam - said that in just the first 9 months of the year, the Binh Duong area (old) emerged with nearly 11,000 new apartments for sale priced under 60 million VND/m², becoming a "buffer zone" for affordable housing needs and opening up opportunities to shift capital flows out of Ho Chi Minh City (old).
Meanwhile, data from Batdongsan (a member of PropertyGuru Group) shows that in Ho Chi Minh City (old), the average selling price in the second quarter of 2025 reached 72 million VND/m², an increase of 35% compared to the beginning of 2023, while in Binh Duong (old) it increased sharply by 30%, to 41 million VND/m².
This unit said that many areas in Binh Duong (old) have high price increases, from 6-8% and rental yields are also high compared to other areas.
Mr. Dinh Minh Tuan - Southern Regional Director of Batdongsan - said that Thuan An and Di An areas lead the supply in the region with common prices of 40-60 million VND/m², while Thu Duc (old) has a fluctuation of 80-120 million VND/m².
Many projects launched with "soft" prices
In the context of the market being "thirsty" for affordable supply, many projects in the old Binh Duong area have "soft" prices, contributing to increasing the supply of affordable housing.
Recently, Le Phong Group has just started The Emerald Garden View project in the area (Thuan An ward) with prices starting from only 35 million VND/m². The project has 2,115 products, prices starting from only 1.39 billion VND/unit, targeting young customers who want to settle down.
Speaking with Tuoi Tre Online , the representative of the investor of The Emerald Garden View project said that in addition to the affordable price, payment is also fully supported when buyers only pay 0.5%/month.
"This is an extremely light payment level, significantly reducing monthly financial pressure, allowing home buyers more time to save and easily own an apartment in the project," he said.
Meanwhile, Bcons Group has just inaugurated the Bcons City urban area (Dong Hoa ward) with a scale of more than 5,000 affordable apartments and nearly 200 townhouses. Bcons plans to launch about 12,000 new affordable apartments to the market, with the goal of achieving an occupancy rate of over 90% for completed projects.
In addition, other businesses such as Phu Dong, An Gia, TT Capital... are also launching affordable apartment lines targeting the young segment.
According to Mr. Le Hoang Chau - Chairman of the Ho Chi Minh City Real Estate Association, there needs to be a solution to exploit land funds in the outskirts of Ho Chi Minh City and encourage investors to develop projects according to the TOD model (urban development oriented towards public transport). Because according to Mr. Chau, this model combined with synchronous infrastructure (metro, belt) will help reduce pressure on housing prices in the central area and create livable satellite urban areas with reasonable prices.
"The real estate market in Ho Chi Minh City has witnessed a supply-demand imbalance for many years, as most of the projects launched on the market are in the mid- and high-end segments with high prices, almost beyond the ability of the majority of salaried workers to buy a house. Therefore, the new supply of apartments in areas like Binh Duong will reduce price pressure and increase the affordable supply for Ho Chi Minh City," said Mr. Chau.
