According to the announcement of land use rights auction of Nghe An Province Property Auction Service Center, on September 30, 5 land lots in Mau Hoa Truong planning area, Yen Son commune (Do Luong) have a total area of 814m2; the lowest lot is nearly 150m2, the highest is nearly 195m2.
Three plots of land with an area of less than 160m2 cost 45 million VND/m2. The remaining two plots cost 50 million VND/m2 and 50.4 million VND/m2. With the above unit prices, the 194.92m2 plot of land has a starting price of more than 9.8 billion VND.
According to the analysis of Mr. Le Hong Son, a long-time real estate professional in Nghe An, this planning area has a beautiful location, well-invested and synchronous infrastructure, close to the district center and adjacent to National Highway 7.
However, Mr. Son thinks that the price of up to 10 billion VND/plot of land in rural areas is too high, even though the price of land built by the state is quite close to reality.

Meanwhile, Mr. Nguyen Hong Quan (real estate investor in Nghe An) was also surprised with the starting price in the Mau Hoa Truong planning area.
"With 10 billion VND/rural land plot, I think customers have a better choice when investing in 2 4-storey houses, 80m2 wide in the urban area east of Vinh city now," Mr. Quan commented.
On October 2, Mr. Nguyen Ngoc Minh, Director of Nghe An Province Property Auction Service Center, said that the People's Committee of Do Luong district has announced the temporary suspension of auctions for 5 land lots in the Mau Hoa Truong planning area.
"The day before, the Justice Department of Do Luong district proposed to continue announcing the auction of 5 land lots in the Mau Hoa Truong planning area. After checking, we found that this price was the price of last year, so we consulted with Do Luong district. On the morning of October 1, the People's Committee of Do Luong district met and agreed to stop the auction of the above 5 land lots to re-evaluate the prices," Mr. Minh informed.
According to Mr. Minh, this land has been auctioned many times but without success. If the auction is to continue, Mr. Minh believes that there needs to be a document on the price. The price may not be re-issued, but the unit with the property to be auctioned must have a document requesting the auction according to the specific decision that was issued before.

Last August, in Yen Son commune, an auction took place for 30 residential land lots with a total area of 5,372 square meters in the Dong Mau planning area.
The largest plot of land (277m2) had a starting price of over 4.1 billion VND, and was successfully auctioned for 5.969 billion VND. The second highest auctioned plot was priced at 4.985 billion VND, a difference of nearly 1.59 billion VND compared to the starting price. The remaining plots also had successful prices ranging from 2 billion to over 4 billion VND.
Previously, in April 2023, the People's Committee of Nghe An province issued a decision approving the Do Luong Urban Development Program with the goal of building a type IV urban area before 2025 and as a premise for Do Luong district to become a town in the direction of trade and services by 2030.
According to the approved planning, Do Luong district will invest in 5 urban development areas, of which urban development area No. 1 will include: Do Luong town (existing) and the area south of Trang Son and Dong Son communes, southeast of Yen Son commune, southwest of Van Son commune, east of Luu Son commune.
Urban development area No. 1 has an area of about 868.1 hectares, with the functions of administration, trade - services - finance - socio-culture of the urban area; a place where community cultural activities are regularly organized, providing urban tourism , historical culture, public services, fairs, exhibitions, trade, services in the Do Luong urban area and vicinity.
