Beltway 4 accelerates along the entire route: "kindling" for the urbanization wave in the West of Ho Chi Minh City
Ho Chi Minh City Ring Road 4 is the strategic driving force of the Southern economic region, nearly 200km long, with a total investment of nearly 100,000 billion VND, with a scale of 6-8 lanes, passing through 5 provinces/cities: Ho Chi Minh City, Long An (old), Binh Duong (old), Dong Nai and Ba Ria - Vung Tau (old).
The section of Ring Road 4 through Binh Duong (old) officially started construction on June 18. The remaining sections through Long An (old), Dong Nai,... are speeding up progress, expected to officially start construction in 2026 and be completed in 2028.
Ring Road 4 is not only a traffic axis but also triggers a new wave of urbanization in potential localities such as Ben Luc. The influx of large investors from 2024 demonstrates the trend of urbanization following the ring road axis. Vinhomes Green City (197.2ha), Ecopark with the Eco Retreat project (220ha), Nam Long launches new phases of Waterpoint (355ha) and many other names.
When completed, Ring Road 4 will shorten the connection time from Ben Luc to Ho Chi Minh City and satellite cities by 30-40% (only 15-30 minutes), promoting the flow of population to the suburbs with reasonable real estate prices and better quality of life.
Beltway 4 is a new strategic infrastructure route that helps Long An (old) become the center of attention when it owns the longest length of the entire route.
In particular, Ring Road 4 is also a vital transport corridor, reducing logistics, improving the capacity of industrial parks in Ben Luc (Phuc Long, Thuan Dao, Vinh Loc 2, Phu An Thanh, Prodezi), attracting FDI, leading to great demand for housing and services.
Located right at the heart of Ring Road 4, Ben Luc becomes the new “industrial-urban gateway” of the West of Ho Chi Minh City, opening up great opportunities for investors to seize growth potential.
With belts and highways, the wave of population expansion is massively moving to Ben Luc.
In many countries, beltways and highways are always associated with the strategy of decentralizing population from the center to the outskirts. Thanks to their quick connection to the urban core, they not only expand the development space but also form new urban corridors, where satellite residential areas, metropolises and service and logistics centers appear.
After the completion of Ring Road 3 and the start of Ring Road 4, new urban areas along the route in Hanoi exploded, causing real estate prices to increase sharply. For example, in Dan Phuong, land prices on the main road increased to 150-250 million/ m2 .
In Hoai Duc, land transactions in the last 3 months of 2024 - early 2025 skyrocketed by the whole previous year combined, with an average price increase of 10-15% (lots on main roads reached 55-60 million/ m2 , up 15%) (source). The picture is similar in Ho Chi Minh City. Although the infrastructure is still in the early stages (Ring Road 3 has reached more than 40%), Ho Chi Minh City's Ring Road 3 has promoted the trend of population dispersion and is the main driving force of suburban real estate.
According to Savills Vietnam, 50-70% of primary projects and more than 60% of future supply are concentrated around Ring Roads 2 & 3. According to Avison Young Vietnam, the supply of commercial apartments in the outskirts of Ring Road 3 has increased sharply in Binh Chanh, Nha Be and Thuan An, Di An (former Binh Duong) (source).
These figures demonstrate the key role of Ring Road 3 in creating satellite cities and driving real estate prices up, especially in the West of Ho Chi Minh City.
Section through Ben Luc, Ring Road 4 joins Provincial Road 830 connecting directly to Ho Chi Minh City
Among them, Ben Luc, at the intersection of Ho Chi Minh City - Trung Luong Expressway and Ring Road 4, is a "golden coordinate" adjacent to Ho Chi Minh City (20-30 minutes away).
