Intensive construction of the entire Ho Chi Minh City Ring Road 4 is underway, with a wave of population relocation to Ben Luc.

The Ring Road 4 is currently under intensive construction along its entire length, creating a strong impetus for population decentralization and the development of satellite cities. In the western part of Ho Chi Minh City, Ben Luc is emerging as a promising destination, directly benefiting from this strategic road.

The Ring Road 4 project is accelerating along its entire length: "igniting" the wave of urbanization in the western part of Ho Chi Minh City.

The Ho Chi Minh City Ring Road 4 is a strategic driving force for the Southern economic region, nearly 200km long, with a total investment of nearly 100,000 billion VND, a scale of 6-8 lanes, passing through 5 provinces/cities: Ho Chi Minh City, Long An (formerly), Binh Duong (formerly), Dong Nai and Ba Ria - Vung Tau (formerly).

The section of Ring Road 4 passing through Binh Duong (formerly) officially commenced construction on June 18th. The remaining sections through Long An (formerly), Dong Nai, etc., are accelerating progress, with official commencement expected in 2026 and completion in 2028.

The Ring Road 4 is not only a transportation artery but also triggers a new wave of urbanization in potential localities such as Ben Luc. The influx of major investors from 2024 onwards demonstrates the trend of urban development along the ring road. Examples include Vinhomes Green City (197.2ha), Ecopark with the Eco Retreat project (220ha), Nam Long launching new phases of Waterpoint (355ha), and many other prominent names.

Upon completion, Ring Road 4 will shorten travel time from Ben Luc to Ho Chi Minh City and surrounding satellite cities by 30-40% (to only 15-30 minutes), promoting population migration to suburban areas with affordable real estate prices and a better quality of life.

Ring Road 4 is a new strategic infrastructure route that helps Long An (formerly) become a focal point, boasting the longest length of the entire route.

In particular, Ring Road 4 is also a vital transportation corridor, reducing logistics costs, enhancing the capacity of industrial zones in Ben Luc (Phuc Long, Thuan Dao, Vinh Loc 2, Phu An Thanh, Prodezi), attracting FDI, and consequently creating a large demand for housing and services.

Located right in the heart of Ring Road 4, Ben Luc has become the new "industrial-urban gateway" of western Ho Chi Minh City, opening up great opportunities for investors to capitalize on its growth potential.

With the beltway and expressway in place, a massive wave of population is moving towards Ben Luc.

In many countries, ring roads and expressways are always coupled with strategies to decentralize the population from the city center to the suburbs. Thanks to their rapid connection to the urban core, they not only expand development space but also form new urban corridors, where satellite residential areas, megacities, and service and logistics centers emerge.

After the completion of Ring Road 3 and the commencement of Ring Road 4, new urban areas along the route in Hanoi boomed, driving up real estate prices. For example, in Dan Phuong, land prices along main roads increased to 150-250 million VND/ .

In Hoai Duc, land transactions in the last three months of 2024 - early 2025 surged to equal the total of the previous year, with average prices increasing by 10-15% (plots on main roads reached 55-60 million VND/ , a 15% increase) (source). The influx of major investors such as Vinhomes, Ecopark, BRG, etc., confirms that this satellite urban area is very vibrant.

A similar situation exists in Ho Chi Minh City, where, despite infrastructure still being in its early stages (Ring Road 3 is over 40% complete), the city's Ring Road 3 has promoted population decentralization and is a major driving force behind real estate development in suburban areas.

According to Savills Vietnam, 50-70% of primary projects and over 60% of future supply are concentrated around Ring Roads 2 & 3. According to Avison Young Vietnam, the supply of commercial apartments in the areas surrounding Ring Road 3 is increasing sharply in Binh Chanh, Nha Be, and Thuan An, Di An (formerly Binh Duong) (source).

These figures demonstrate the crucial role of Ring Road 3 in creating satellite cities and driving real estate price growth, especially in the western part of Ho Chi Minh City.

The section passing through Ben Luc, where Ring Road 4 merges with Provincial Road 830, connects directly to Ho Chi Minh City.

Ben Luc, located at the intersection of the Ho Chi Minh City – Trung Luong Expressway and Ring Road 4, is a prime location adjacent to Ho Chi Minh City (20-30 minutes away). With its large land reserves and relatively low prices, Ben Luc is currently a focal point for Ho Chi Minh City's population decentralization and investment.
