Develop new unit prices for compensation for houses, housing, construction works attached to land and costs of moving assets when the State reclaims land.

This afternoon, January 8, Vice Chairman of the People's Committee of Quang Tri province Le Duc Tien chaired a working session with departments, branches and localities to agree on regulations on compensation prices for actual damages to houses, housing, construction works attached to land and compensation levels for moving assets when the State reclaims land in the province.

According to the report of the Department of Construction, currently, the unit price of house and architectural construction in Quang Tri province is applied according to Decision No. 06/2021/QD-UBND dated March 19, 2021 and No. 38/2022/QD-UBND dated December 12, 2022 of the Provincial People's Committee.

However, in reality, there have been many complaints because the low compensation unit price, issued in 2022, was not suitable for application. Based on the assigned tasks, the Department of Construction has chaired the drafting of the Regulation on unit prices for compensation for actual damage to houses, housing, construction works attached to land and compensation for costs of moving assets when the State reclaims land. The draft new unit price has a total of 282 unit prices, an increase of 178 unit prices compared to the unit price in Decision No. 38/2022.

At the meeting, delegates contributed their opinions on applying specific unit prices for each type of roof, house structure, level 3 and level 4 houses; costs of moving tombs; compensation prices for damages in each area... for the Department of Construction to supplement and complete the draft before submitting it to the Provincial People's Committee.

In his concluding remarks, Vice Chairman of the Provincial People's Committee Le Duc Tien requested the Department of Construction and the consulting unit to absorb comments at the working session to adjust the draft accordingly.

In particular, it is necessary to create two more comparison tables including: comparing the list of unit prices according to Decision No. 38/2022 of the Provincial People's Committee with the list of unit prices under construction in the draft and comparing the estimates of a number of projects that have been appraised and approved by state agencies in 2024 with the estimates of projects in the draft.

Request local land fund development centers to specifically review items for suitability with the actual situation and respond in writing.
