Techcombank Chairman: The 'falling' phase of the real estate market is over

The real estate market's 'fall' phase seems to be gradually passing. Signs of recovery have begun to appear and the real estate market is gradually regaining its vitality.

On the morning of April 26, Techcombank held its 2025 annual general meeting of shareholders.

There have been signs of recovery in the real estate market.

Responding to a shareholder's question about the real estate market outlook in 2025, Mr. Ho Hung Anh, Chairman of Techcombank, assessed that this is a story that is difficult to give an immediate accurate answer.

If the tensions related to the global trade war continue, it will certainly affect the macro economy , GDP growth rate, purchasing power and consumption of people. However, in the short term, the impact on real estate will be unclear and indirect.

On the other hand, the real demand for housing and real estate investment is still very large. On the other hand, infrastructure is developing strongly, and the Government 's commitments on public investment and domestic consumption development are still maintained.

"Therefore, in our opinion, the real estate market in the coming time may not have a strong breakthrough as many people expect, but the "falling" phase of the market seems to be gradually passing. Signs of recovery have begun to appear and the market is gradually regaining its vitality.

However, for the market to grow exceptionally and return to its previous prosperous stages, I think it depends a lot on macroeconomic developments," said Mr. Ho Hung Anh.

Second year of cash dividend

Regarding this year's business plan, reporting to shareholders, Techcombank General Director Jens Lottner said the bank aims to achieve a profit of VND31,500 billion, an increase of 14.4% compared to 2024 and this is the highest level in its operating history if achieved.

Credit growth target is about 16.4%, according to the limit approved by the State Bank. Capital mobilization is flexibly adjusted according to actual credit growth rate. The bank controls the bad debt ratio below 1.5%.

At the end of the meeting, the business targets were approved. In which, the cash dividend rate in 2024 is 10% of par value (equivalent to VND 1,000/share). With more than 7.06 billion shares in circulation, the total expected dividend payment is more than VND 7,060 billion.

This is the second consecutive year the bank has paid cash dividends. The source of payment will come from undistributed profits after setting aside funds until the end of 2024. The payment will be completed before December 31, 2025, with the specific time decided by the Board of Directors.

Techcombank finances Dak Nong - Binh Phuoc expressway project

According to Mr. Ho Hung Anh, Techcombank participated in the Dak Nong - Binh Phuoc expressway project as a capital arranger. The bank did not directly invest as an investor, but played a financial support role, ensuring the project was implemented smoothly.

If approved by the authorities, the project could start construction in the near future.

In the project consortium, Techcombank will play the role of financial coordinator, providing the most effective support solutions so that this expressway can soon be put into operation, contributing to socio-economic development and forming an important traffic corridor connecting the Central Highlands with the delta region.
