Foreign investment funds are bringing Vietnamese real estate onto the global ESG race.
The last remaining prime land in the heart of Da Lat City, next to Xuan Huong Lake, is attracting attention from domestic and international investors and media as foreign funds and investors pour capital into it to become the first ESG real estate project in Vietnam, putting Da Lat on the global ESG real estate race.
Who are BTS Bernina and Terne Holdings?
News reports in both domestic and international media last week regarding the investment by BTS Bernina Fund and Singaporean investor Terne Holdings in a Vietnamese company have garnered significant public and investor attention. According to the Associated Press, the fund and investor will invest and acquire up to 30% of the shares in The One Destination – the developer of the Haus Da Lat project.
BTS Bernina and Terne Holdings Singapore are two of the world's leading and most reputable investors, with billions of dollars in assets under management. Their investment preferences favor businesses with unique stories in Asia, exhibiting rapid growth and leading the way in emerging industries.

The appeal of Haus Da Lat has led two investment funds to "choose it as their investment destination."
The One Destination is a pioneering enterprise in developing the ESG real estate model in Vietnam. ESG is a set of standards that measure factors related to sustainable development and the impact of a business on the community, an acronym for Environmental, Social, and Governance. The One Destination has a series of projects under development throughout Vietnam, with a land bank totaling tens of thousands of hectares.

The One Destination owns the last remaining prime piece of land in the heart of Da Lat city. Spanning 5 hectares, Haus Da Lat is situated right next to the picturesque Xuan Huong Lake – a famous symbol of Da Lat. Experts highly value the diamond-like location of this land.
Da Lat city covers an area of 391 km2 and has a long history of 130 years, so most prime land plots in the city center are almost non-existent. Therefore, Haus Da Lat's prime location in the most bustling central area of Da Lat, with convenient transportation and unspoiled natural scenery, is considered the most valuable aspect of the project.
From Haus Dalat, you can easily travel to Cu Golf Hill (50 m), Dalat Market (1 km), Light Park (500 m), Lam Vien Square (1.4 km), Dalat Flower Garden (1.8 km), etc.
Haus Dalat was also highly praised by the BTS Bernina fund and investor Terne for its "tailor-made" ESG standards from design and material selection to construction, operation, and human resources, perfectly aligning with the fund's Environmental, Social, and Governance goals, contributing to long-term value for future generations.
Haus Da Lat is also expected to benefit from the rapidly developing infrastructure in Lam Dong province. Specifically, on June 20, 2024, the Ministry of Transport issued Decision No. 758/QD-BGTVT upgrading Lien Khuong Airport to an international airport, creating momentum for the economic and tourism development of Da Lat and Lam Dong province. According to the plan for 2030, Lien Khuong Airport will expand to 487 hectares, with a capacity of 5 million passengers per year and numerous international routes worldwide.
In the first nine months of 2024, Lam Dong province welcomed 7.4 million visitors, a 13.7% increase compared to the same period in 2023. By the end of 2024, Lam Dong is expected to welcome 10 million visitors, including 550,000 international tourists. The aforementioned infrastructure and tourism factors promise to bring about a strong transformation for Haus Da Lat in particular, and the economy of Da Lat in general.
