The Ho Chi Minh City People's Committee has just submitted a document to the Ho Chi Minh City People's Council for approval of the list of land plots expected to implement pilot projects in Ho Chi Minh City in 2025 (phase 2) according to Resolution No. 171/2024/QH15 dated November 30, 2024 of the National Assembly.
According to the People's Committee of Ho Chi Minh City, there are 63 land plots with a total area of over 854 hectares meeting the criteria, of which the residential land area of over 438 hectares (including existing residential land and land expected to be converted to residential land) does not exceed 30% of the additional residential land area during the planning period, and the rice-growing land expected to be converted to residential land is about 80 hectares.
Of which, Ho Chi Minh City area has 56 land plots with a total area of about 564 hectares (residential land area of about 310 hectares), the area of rice land expected to change its purpose is 77 hectares.
Ba Ria - Vung Tau area (old) has 7 land plots with a total area of about 291 hectares (residential land area of about 129 hectares), the area of rice land expected to change its purpose is 28,638 m2.
Ho Chi Minh City People's Committee added that in this review, 12 land plots proposed by real estate business organizations with a total area of about 102 hectares were not selected for inclusion in the list according to the provisions of Resolution No. 171.
Previously, the Ho Chi Minh City People's Committee approved 54 real estate enterprises to pilot commercial housing projects on agricultural land.
Accordingly, 54 licensed pilot land plots have a total area of over 6.55 million square meters, of which nearly 213,000 square meters are rice fields expected to change their purpose. Of these, 48 plots are in the old Ba Ria - Vung Tau area and 6 plots are in the old Ho Chi Minh City area.
Ho Chi Minh City People's Committee said that this announcement is an important legal basis for businesses and authorities to carry out the next steps, including land acquisition agreements, legal documents, detailed planning and completion of construction investment procedures.
The pilot projects must fully comply with regulations on land, investment, construction, housing and environment, and aim to increase the supply of commercial housing, especially in the mid-range and affordable segments, to stabilize the real estate market in the 2025-2030 period.
