The event attracted more than 200 delegates including economic experts, real estate experts, business representatives, and investors. This is an activity within the VARS in-depth research series to provide data, analysis, and forecasts for emerging areas on the national real estate map.
In his opening speech, Dr. Nguyen Van Dinh - Vice President of Vietnam Real Estate Association, President of Vietnam Real Estate Brokers Association (VARS) emphasized that VARS is implementing regional research programs to identify potential markets that have not been properly exploited. Nghe An converges many important growth drivers such as an expanding economy, rapid urbanization, strong development of transport infrastructure and industrial parks, and increasing demand for urban housing.
“The workshop aims to clarify the trend of population - economic - urban migration and identify new driving forces of Nghe An real estate market, especially in the context of green urban trends becoming an inevitable requirement in the provincial centers,” Mr. Dinh shared.
At the discussion session, Associate Professor Dr. Tran Dinh Thien - Member of the Prime Minister 's Economic Advisory Group, Former Director of the Vietnam Economic Institute gave an overall assessment of the economic context and position of Nghe An in the North Central region. He said that the province is becoming a new growth pole thanks to its large economic scale, expanded industrial - service structure, and impressive FDI attraction efficiency. Economic zones and industrial parks have created a strong attraction for labor, experts and residents, leading to demand for housing and urban services in the central area.
“Vinh is attracting more and more high-income earners, the upper class is converging, the demand for high-end, quality housing projects will increase sharply” - Mr. Thien emphasized.
From a market perspective, Ms. Pham Thi Mien - Deputy Director of the Vietnam Real Estate Market Research and Evaluation Institute (VARS IRE) - presented a report on Nghe An real estate supply and demand in the past three years. New supply recorded an improving trend, from about 1,100 products in 2023 to 2,400 products in 2024, and 1,900 products in 11 months of 2025. However, she emphasized that the market still lacks high-end projects, especially products in the central core area (Vinh City), while the housing demand of the middle and upper classes and long-term investment demand are increasing rapidly.
In the discussion session “Green urban areas in the city center: Development trends and sustainable living values”, experts agreed that green urban areas that meet the criteria of green landscape, green buildings, and green operations are not only a trend but are becoming new criteria of the market, with increasing demand from customers, experts, and investors. Owning green areas, water surfaces, using energy-saving green materials, and green operations are considered factors that create long-term competitive advantages for projects in the context of increasingly limited central land funds.
Speakers shared the same view that the urbanization speed and demand for high-quality housing in Nghe An require the participation of large investors with enough capacity to implement modern, synchronous and planning-compliant projects.
VARS Chairman Nguyen Van Dinh emphasized that Nghe An is entering a new development phase with many converging driving forces, creating the premise for a stronger and more sustainable growth cycle. Green urban projects are expected to make an important contribution to the formation of a modern urban appearance and improving the quality of life for the people.
At the workshop, the analysis revolved around the trend of green urban development in localities after the merger and the role of market-leading enterprises. In particular, Eurowindow Holding was mentioned as a bright spot, the enterprise has implemented many successful real estate projects in the old Vinh area and is steadfast in its strategy of developing green, sustainable urban areas right in the center of Nghe An. This helps to reduce odors and air pollution. This is an important step forward in urban environmental management and green operations.

According to experts at the seminar: high-end real estate products developed according to the green urban area model in central locations often have high room for price increase even when the market fluctuates. Answering the audience's question about the price increase margin, the expert commented: "With green urban areas that are systematically developed like Eurowindow Holding's, the price level will tend to increase rapidly in the next 3-5 years, when the demand for green living and quality of living in Nghe An increases sharply".
The workshop “Shaping trends – Identifying the potential of the real estate market in Nghe An” provided a comprehensive view of the growth context and market demand. In particular, the emergence of green urban projects, especially from reputable developers such as Eurowindow Holding, is considered one of the important driving forces contributing to shaping the next development phase of Nghe An: more modern, more sustainable and meeting the needs of quality living of urban residents.
