Da Nang: Demand for land plots is low, increasing in apartment segment

DNVN - According to a report on June 18 by real estate services corporation DKRA Group, demand for land plots in the residential real estate market in Da Nang and surrounding areas in May 2025 remained low, but increased for the apartment segment.

DKRA Group's report on the residential real estate market in Da Nang and surrounding areas in May 2025 said that the supply of land increased by 7% compared to the same period in 2024. However, this supply is mainly concentrated in projects that have been opened for sale before, while new supply remains scarce, with no new projects opened for sale recorded in the month.

Demand for land in the Da Nang market and surrounding areas in May 2025 remains low.

The overall market demand remains low, with consumption only accounting for about 5% of the total primary supply of the market. Of which, Da Nang City and Quang Nam hold the leading positions, accounting for 100% of the total market consumption.

The primary price level did not fluctuate much compared to the previous month, remaining at a high level due to the impact of input costs. According to DKRA Group, preferential sales policies, payment support, etc. continue to be applied by investors to increase liquidity.

In the secondary market, prices increased by an average of 3% compared to the previous month. Product groups with completed infrastructure and legal documents belonging to urban complexes with full amenities... attracted much attention from customers. DKRA Group expects that in the coming months, projects with clear legal documents, adjacent to major traffic infrastructures, key projects... will attract the attention of investors.

For the apartment segment, according to DKRA Group, primary supply increased by 76% over the same period, concentrated in Da Nang; meanwhile, Hue and Quang Nam continued to have a shortage of new projects for sale. Son Tra District (Da Nang) took the lead, accounting for 57.5% of the total primary supply in the market during the month.

Market demand increased, reaching 36% of total primary supply, mostly recorded at a new project launched in the month in Son Tra district. Primary and secondary selling prices did not fluctuate much, secondary liquidity was concentrated in projects that had handed over houses, conveniently connected to the center of Da Nang city.

According to DKRA Group's observations, many projects are currently in the communication and reservation stages of the market. New supply in June and early Q3/2025 is expected to continue to have clear recoveries, concentrated in Hai Chau, Son Tra and Ngu Hanh Son districts (Da Nang City).
