Da Nang land and apartment market grows positively

DNVN - On September 19, DKRA Real Estate Services Group announced a report on the housing real estate market in Da Nang and surrounding areas in August 2025, showing that both the land and apartment segments achieved very positive growth.

According to DKRA, the land market in Da Nang City in August 2025 achieved positive growth in both supply (up 45%) and primary consumption (up 21.6 times) compared to the same period in 2024. The overall demand of the market improved significantly, consumption reached about 37% of the total primary supply, market liquidity "exploded" and reached the highest level since the beginning of the year, but mainly concentrated in the group of newly launched products with an average price of about 51.5 million VND/m2.

DKRA noted that Ngu Hanh Son ward (Da Nang city) became the focus of the market when it accounted for 100% of the new supply, and contributed up to 98% of the total primary consumption in the month thanks to the appearance of large-scale investors and projects in the area.

The primary price level in the area recorded an average increase of 3% compared to the previous month and continued to be high due to the impact of input costs as well as the continuous scarcity of new supply in the market. In the secondary market, the average transaction price increased by about 4% compared to the previous month, mainly focusing on products with completed legal procedures, synchronous infrastructure, convenient regional connections, etc.

Regarding the apartment segment, DKRA said that primary supply in the real estate market in Da Nang and surrounding areas maintained an upward trend with an increase of nearly 30% over the same period. In particular, new supply also recorded a significant increase, 1.1 times higher than the same period in 2024. Market demand continued to recover when consumption increased 2.2 times compared to the same period last year. Liquidity focused mainly on new projects opened for sale in the month, accounting for 87% of total consumption.

In this segment, Hoa Cuong Ward (Da Nang City) continues to lead the market, contributing nearly 40% of the total supply. On the contrary, An Hai Ward is a bright spot in terms of liquidity, contributing nearly 60% of the total primary consumption. The primary selling price level remains stable and remains high. In the secondary market, the selling price has not fluctuated much compared to the previous month, but recorded an average increase of 3% - 5% compared to the early 2025 period.
