For many months now, Ms. Mai Lan (42 years old, Thanh Tri district) has been continuously searching for information about apartment projects that are about to open for sale. With a savings of 1.5 billion VND, she plans to borrow an equivalent amount from the bank to buy a house. The initial target is a two-bedroom apartment, with an area of ​​65 m2 or more (about under 50 million VND/m2). However, after a period of searching back and forth, the couple searched until their eyes were red, but they could not find any project with the expected price, even projects in the area bordering Hanoi.

Switching to old collective housing, Ms. Lan was also surprised to learn that many degraded houses were still being sold at sky-high prices, sometimes built decades ago but the price was up to hundreds of millions/m2 if calculated based on the red book area. She cited an example, an old collective housing on the 4th floor in Hoang Mai district, with stairs, a red book area of ​​only 19m2, and a usable area of ​​43m2, being offered for 3 billion VND.

If 10 years ago, with only 1.5 billion VND or more like Ms. Lan, there were many options, but now with 3 billion VND in hand, you still cannot buy a house. The supply of apartments under 50 million VND/m2 in Hanoi and neighboring areas has almost "extinct". Experts estimate that young families who have just started working and need to save money will rarely be able to buy an apartment in Hanoi in the next 30 years (if the price range is the same as now and does not continue to increase exponentially). The dream of owning a house in the capital to settle down is gradually fading away.

Mr. Nguyen Van Dinh, Chairman of the Vietnam Association of Realtors (VARS), said that new apartments under VND50 million/m2 are extremely scarce. In the first half of this year, the basket of apartments in new projects has moved towards the price range of VND60-80 million/m2. Meanwhile, the housing demand in Hanoi and neighboring areas by 2025 is 185,200 houses, of which nearly 90% are apartments. Mr. Dinh said that from now until 2025, Hanoi will have an average shortage of about 50,000 apartments each year.

New wind: Apartments from only 24-25 million/m2 have appeared?

Currently, satellite cities around Hanoi have large land funds, but it is not easy to develop projects with good quality of life and reasonable prices. Even in the neighboring localities of Hanoi, real estate prices have skyrocketed.

According to experts, only dedicated investors will persistently pursue the real estate segment under 50 million/m2 to meet the housing needs of the majority.

So it was no surprise that last weekend, the "big guy"Sun Group announced the launch of Art Residence apartments in Sun Urban City Phu Ly Resort, Ha Nam with prices ranging from only 24-25 million VND/m2, the market immediately stirred up. Project sales director Trinh Kim Ngan shared that 93% of the 1,104 apartments launched in the first phase were sold out in just one morning.

The secret to "pushing" the price down to 24-25 million VND/m2 of usable area (about 30 million VND/2 of net area) is that the investor has a creative approach, smart design, optimizing the area, opening the space according to the height (ceiling up to nearly 5m). Therefore, a 29m2 studio apartment but the usable area is up to 44m2; a 55m2 apartment but the usable area is up to 92m2, suitable for a family of 6-8 people. " This type of creative apartment has never been seen on the market. I just looked at the model apartment and immediately decided on a 32m2 apartment because it was so reasonable. This is a wedding gift for my son and his wife at the end of this month", Ms. Phan Ha from Phu Ly City (Ha Nam) shared.

Receiving a discount of up to 18% for choosing to pay early, Ms. Ha said that after only 8 months, she will receive the house with the red book. The price is affordable for young people who have just started working, the elderly with some accumulated assets, and adults who want a second home for weekend vacations.

Mr. Nguyen Ngoc Dinh, Dat Xanh Mien Bac Real Estate & Services Joint Stock Company, shared that in the context of the market lacking apartments under 50 million/m2, Sun Urban City Ha Nam seems to quench the thirst of home buyers. Especially stimulating is that from now until November 24, 2024, when buying an apartment, customers will immediately receive a 3-5% discount; if paying 95% early, without borrowing from the bank, they will receive an additional 13%. The total discount is up to 18%, excluding VAT and maintenance fees.

The project also has many plus points in terms of rapid construction progress. The investor representative confirmed that the house will be handed over in June 2025. The landscape items will also be gradually completed next year, such as the festival avenue axis, the water music show expected to launch on Lunar New Year 2025; Sun World water park expected to launch on April 30, 2025.
