Infrastructure, urbanization, and industrial development are booming.
The infrastructure connecting Ho Chi Minh City and the Southwest region, once a "bottleneck," is rapidly changing thanks to the "strategic quartet of infrastructure," transforming Luong Hoa from a transit point into a "core expansion area" with rich potential. The 9 km long Nguyen Huu Tri (DT.830C) road, recently expanded from 12 m to 30 m, will shorten travel time from Ho Chi Minh City to satellite cities by approximately 30%. With its direct frontage on this axis, THE SOLIA immediately benefits from this new infrastructure.

THE SOLIA benefits from the completion of Nguyen Huu Tri road, which will contribute to strengthening connectivity between Tay Ninh and Ho Chi Minh City and other provinces in the Southern key economic region.
In addition, the extended Vo Van Kiet Boulevard (60 m, 14.6 km), expected to be completed in 2026-2027, will shorten travel time to the center of Ho Chi Minh City to 15-20 minutes. The Ben Luc - Long Thanh Expressway is being urgently completed, connecting Long Thanh Airport and Cai Mep - Thi Vai Port in about 60 minutes. Along with the ongoing construction of Ring Road 3 and the commencement of Ring Road 4 in 2026, Ben Luc is forming a rare "super-connected" transportation network.
Ben Luc has not only made breakthroughs in infrastructure but has also risen to become the "industrial hub" of the Southwest region, possessing the largest industrial park in Long An province with an occupancy rate of 80-90% and tens of thousands of professionals working there. Between 2021 and 2030, the area is expected to add more than 3,600 hectares of new industrial parks, notably the 400-hectare Prodezi Industrial Park which is about to become operational, along with large-scale development plans in Luong Hoa - Tan Buu and Thanh Loi.
Along with rapid infrastructure development, the area has witnessed a wave of investment from major developers, especially from the North. The strong capital flow and high liquidity from Hanoi investors quickly established new price levels, consolidating the increasingly prominent position of real estate in the Western region.
"Price slump" in the western part of Ho Chi Minh City
Despite strong capital inflows, the supply is imbalanced, primarily consisting of high-priced townhouses and villas, and apartments priced at 30-50 million VND/m². In Ben Luc, townhouses have reached 70-80 million VND/m², while in Ho Chi Minh City, prices are 2-4 times higher. Although Ben Luc is considered a "low-lying area" with only 1/3 to 1/5 the size of Ho Chi Minh City, this segment still far exceeds actual housing demand. In this context, THE SOLIA stands out as a rare bright spot with its unique location and truly affordable price.

Amenities such as a resort-style swimming pool with salt electrolysis technology, a sports park, and a children's playground have been put into operation.
On the other hand, the "industrial development triggers land price" principle has been proven in Binh Duong (formerly part of Ho Chi Minh City), with nearly 90% urbanization and central land prices reaching 100 million VND/m², and in Bac Ninh with the "Samsung effect," reaching 200-300 million VND/m². With industrial park areas about to double or triple and multi-billion dollar transportation infrastructure projects nearing completion, Ben Luc is replicating this scenario. This is the "golden opportunity" to capitalize on a new growth cycle at the western gateway.
Riverside garden townhouses: An ecological landmark amidst the industrial hub.
The influx of professionals into Prodezi, VSIP, and Luong Hoa has created a "thirst" for high-quality, "all-in-one" housing, driven by the need for convenient yet clean and dust-free living spaces. Responding to this demand, THE SOLIA is launching Phase 2 – the APOLLO – Park River subdivision. This riverside garden townhouse development is the "ecological heart" of the urban area, allowing residents to reach key industrial parks in just 5-10 minutes, optimizing time and enhancing their living experience.

APOLLO - Park River's front facade embraces the riverside park, while its rear borders the vibrant ecosystem of amenities of THE SOLIA.
APOLLO - Park River embodies the spirit of "living by the river" with a rare dual location: the front embraces the riverside park, welcoming cool breezes, while the back connects directly to the bustling amenities of THE SOLIA. Each garden townhouse is a miniature resort-style living experience, balancing tranquil nature with urban conveniences.
Unlike many projects that are still on paper, THE SOLIA has completed 100% of its infrastructure, has transparent legal land ownership documents, and offers real value and growth opportunities when Ring Road 3, Ring Road 4, and major industrial parks become operational.
Existing amenities such as a resort-standard salt electrolysis swimming pool, a multi-purpose sports complex, a musical fountain park, along with Solia Plaza Shopping Mall and Tam An Clinic, will be operational in Q2/2026, creating a "mini-city" that meets the living standards of professionals. With the convergence of favorable conditions from infrastructure and industry, the advantageous location in the heart of Ben Luc, and the harmonious legal framework and standard planning, THE SOLIA is ready to break through and become a bright spot for investment, anticipating a new cycle of prosperity in the real estate market of Western Ho Chi Minh City.
