Approval of 1/2000 scale zoning plan for South Pleiku Industrial Park

(GLO)- The People's Committee of Gia Lai province has just issued Decision No. 880/QD-UBND on approving the 1/2000 scale zoning plan of the South Pleiku Industrial Park (IP).

The planning objective is to complete the technical infrastructure system, especially the rainwater drainage system for the downstream area of the Industrial Park, and at the same time review and adjust some contents of the detailed construction planning project at a scale of 1/500 approved in 2017 to comply with current legal regulations; as a basis for management and construction investment according to the planning.

The contents changed compared to the detailed planning at a scale of 1/500 such as the total planning area increased from 199.55 ha to 205.02 ha (an increase of 5.47 ha compared to the approved scale in Decision 704/QD-UBND dated September 21, 2017). Adding the drainage system of Nam Pleiku Industrial Park to drain downstream, avoiding flooding in the downstream area of the Industrial Park (in which the regulating lake has an area of 10.42 ha; the drainage canal system of the entire route is 2.32 ha). Moving the area of workers' housing planning outside the planning boundary of the Industrial Park to comply with the provisions of the law on housing. Adjusting land use functions from warehouse land, with an area of 10.32 hectares, to factory land, parking lot land, green land, accommodation land (2.1 hectares) and land for the police headquarters to ensure security and order, fire prevention, rescue and relief at the Industrial Park (2.5 hectares).

The organization of the industrial park's landscape architecture space includes the organization of the main axis road in the North-South direction in the middle of the industrial park connecting with National Highway 14 at one location. Internal routes running North-South and East-West connect with the main axis road to ensure smooth traffic and connection between factory areas.

The West side allocates land for the construction of service areas (to build worker accommodation areas, service works, public utilities for the Industrial Park), security land (Police headquarters to ensure security and order, fire prevention and rescue), parking lots. Around the Industrial Park, there is a strip of isolated trees with a distance that ensures compliance with construction planning standards to minimize environmental impacts on the outside, as well as improve the environment and microclimate.

Regarding the planning of the technical infrastructure system, including the planning of external traffic for the entire project, there is 1 connection point with National Highway 14, planned with a scale of 6 lanes; the internal traffic system is planned to ensure convenient circulation and connection between the land areas for building factories and warehouses. The ground leveling solution mainly follows the elevation and slope direction of the natural terrain; the ground leveling volume is about 634,308.9 m3.

The rainwater drainage system is designed independently from the wastewater collection system, ensuring drainage in the area based on the principle of self-flow; investing in the construction of 3 regulating lakes in the industrial park operating in conjunction with each other; rainwater is not discharged into the Ia Ring lake area but must build a drainage line to discharge downstream (D1500), with a length of about 4 km to discharge into Suoi Lon...

Water source is from the water plant of Chu Se Water Supply Joint Stock Company. The water supply system is a combination of domestic water supply and fire protection, with a total capacity of 6,700m3/day-night. The power source will be taken from the local 110kV high voltage line to supply the planning area; build a transformer station with a total capacity of 110/22kV-1x40MVA to supply power to the planning area.

The wastewater drainage system is designed separately from the rainwater drainage system. All wastewater in the area is collected by a drainage system based on the principle of self-flow. All wastewater from the industrial park is collected and led to a centralized wastewater treatment plant with a capacity of 4,000 m3/day-night for treatment, ensuring compliance with environmental standards approved by competent authorities. After being treated to standards, wastewater will be discharged into regulating lake No. 3 to be discharged into the environment through the industrial park's drainage system to a large stream. Solid waste is collected, classified, and gathered for transportation to a centralized solid waste treatment area for treatment.

The Provincial People's Committee assigned the Provincial Economic Zone Management Board to guide Chu Se Rubber One Member Co., Ltd. to publicly announce the approved planning project; implement construction according to the planning and in accordance with current regulations of the State.

The Provincial Economic Zone Management Board and related departments and branches, according to their functions and tasks, are responsible for guiding, monitoring and inspecting the implementation of adjusted planning, construction investment according to approved planning and other related issues in accordance with current regulations of the State.
