Dong Nai adjusts land price list for the first time after provincial merger.

The Dong Nai Provincial People's Council has just passed a resolution promulgating the land price list for the province in 2026. This is the first adjustment after the merger with Binh Phuoc province. The new land price list will be applied from January 1, 2026.

For non- agricultural land, the adjustment increases from 10% to 50%, while for agricultural land, the common increase ranges from 80% to 233%, depending on the location.

The highest land price in urban areas is 49.5 million VND/m2 (previous price was 33 million VND/m2), located on Vo Thi Sau Street, from Cach Mang Thang 8 Street to Ha Huy Giap Street, Tran Bien Ward, Dong Nai Province. Next is the location on 30th April Street, from Cach Mang Thang 8 Street to Bien Hung intersection, with a price of 47.4 million VND/m2 (previous price was 40 million VND/m2).

Also in Tran Bien ward (the central ward of the newly established Dong Nai province), the highest price for agricultural land (before adjustment) was 450,000 VND/m2, and has now been adjusted to a maximum of 1.5 million VND/m2.

The land price list in the former urban area of ​​Binh Phuoc has been adjusted downwards compared to current prices due to the relocation of the administrative center to a new location.

Accordingly, the highest urban land price at the location of National Highway 14 from Dong Xoai intersection to Dong Khoi road (in Binh Phuoc ward) was 65 million VND/m2, but has now been adjusted down to 43 million VND/m2. The price of land on National Highway 14 from Dong Khoi road to Le Duan road has decreased from 55 million VND/m2 to 38.5 million VND/m2.

Meanwhile, in the same area, agricultural land prices have been adjusted upwards. Specifically, along National Highway 14 from the Dong Xoai intersection to Dong Khoi road, the current price of land for perennial crops is 600,000 VND/m2, which has been adjusted upwards to 840,000 VND/m2. In other locations, the prices of most types of agricultural land have also been adjusted upwards.

Specifically, land prices at Long Thanh International Airport are determined as follows: Commercial and service land price is 2.76 million VND/m2; non-agricultural production and business land price (excluding commercial and service land) is 2.52 million VND/m2.

Land price list for industrial parks and clusters in Dong Nai province. The highest land price is 4.29 million VND/m2, applied to 4 industrial parks: Bien Hoa II, Loteco, Agtex Long Binh, and Amata. The lowest industrial park land price is 800,000 VND/m2.

According to the Dong Nai Provincial People's Council, this land price list is applied as a basis for calculating land use fees when the State recognizes the land use rights of households and individuals; changing the land use purpose of households and individuals; calculating land rent when the State leases land and collects annual rent; calculating land use tax; calculating land use fees in cases of selling state-owned housing to current tenants, etc.

Following its merger with Binh Phuoc province, Dong Nai province now covers an area of ​​approximately 12,737 km2 and has a population of 4.5 million people; it comprises 95 commune-level administrative units; and the new administrative center of Dong Nai province is located in Tran Bien ward.

Currently, Dong Nai province is planning and preparing to start construction of a new political and administrative center in the former Bien Hoa 1 industrial park, Tran Bien ward, covering an area of ​​105 hectares, with a total investment of 8,600 billion VND.
