Responding to the expectations of homebuyers, Hanoi has just officially opened its second social housing project this year, accepting applications for purchase and lease-to-own options. Located in Dong Anh commune, the project has an estimated price of 20.6 million VND/m2. This means an apartment will cost between over 800 million and approximately 1.5 billion VND. The emergence of these social housing projects has brought much hope to those seeking to buy a home amidst continuously rising housing prices.

Many people have been lining up since last night to submit applications to purchase social housing apartments. It is estimated that if the developer receives 50-70 applications per day, approximately 2,000 applications will be submitted in about a month. However, the project only has 419 apartments. Clearly, the demand for housing is very high compared to the current supply of social housing.

Despite being exhausted after a long night of waiting, the desire of the people to buy a social housing unit seems undiminished.

"I arrived yesterday afternoon. I hope the government will build more social housing complexes for people in circumstances like ours," said Ms. Bui Thi Tuoi from Hanoi.

The average price of commercial housing in Hanoi is currently around 78 million VND/m2, according to data from the Vietnam Real Estate Association. Without social housing projects, people would likely have to save for 20 to 30 years just to be able to afford an apartment.

Colonel Pham Doan Tien, Director of the Investment Project Management Board of the 319th Corporation under the Ministry of National Defense, stated: "The number of applicants is very large. We have reorganized the application receiving process, increased the number of application reception desks, issued more forms, and, to serve people submitting applications conveniently and safely, added more tarpaulins so that people do not have to sleep outdoors."

Previously, also in Hanoi, another social housing project in Bo De ward also accepted applications online. In early November, another project in Dong Anh commune will also begin accepting applications. If the number of valid applications exceeds the number of apartments for sale, the developer will have to organize a lottery. All developers are committed to conducting the application process transparently.

According to experts, to prevent people from having to wait in long lines or neglecting their work to submit online applications, it is necessary to urgently increase the supply of apartments and the number of projects. However, to achieve this, businesses believe they need more land from localities for social housing and more streamlined and simplified investment procedures.
