According to an announcement from the Dong Nai Department of Natural Resources and Environment, since September 14th, the department, along with other departments, agencies, and localities, has been inspecting the current land use and construction status at the Gem Sky World project.

The inspection results show that the entire technical infrastructure system of the project has been invested in and constructed, and has been inspected and accepted by the competent authorities in accordance with regulations.
Regarding social infrastructure and commercial centers, the investor has constructed 11 out of 11 green park projects, completed investment, and put into operation the combined primary and secondary school.
Specifically, two kindergartens and one health station, which are part of the social infrastructure, and one commercial center have had their structural work completed and are currently undergoing the final procedures to become operational. The announcement from the Dong Nai Department of Natural Resources and Environment also stated that the investor has committed to completing and putting these four projects into operation before April 30, 2024.
The Gem Sky World project spans over 92 hectares.
Based on the results of the land use status inspection, the completed construction, and the review of project documents, the Dong Nai Department of Natural Resources and Environment officially announces that 2,305 land plots belonging to the Gem Sky World project, owned by Ha An Company, are eligible for transfer.
The Gem Sky World project covers an area of over 92 hectares, originating from rubber plantation land previously used by Dong Nai Rubber Corporation. The land was reclaimed by the Provincial People's Committee and handed over to the Provincial Land Fund Development Center for auction. The land was auctioned in 2019 with a starting price of nearly 1.646 billion VND. As a result, Ha An Joint Stock Company won the auction with a bid of 3.060 billion VND. According to the plan, the Gem Sky World project includes 4,026 land plots, comprising 3,784 terraced houses and the remainder being villas.
Besides the Gem Sky World project, the Department of Natural Resources and Environment of Dong Nai province also announced that another residential project near Long Thanh airport is eligible to transfer an additional 189 land plots: the STC Long Thanh Urban Area, developed by STC Golden Land Real Estate Joint Stock Company. Previously, in March 2023, the Dong Nai Department of Natural Resources and Environment had already approved the transfer of 820 land plots for this project.
The STC Long Thanh Urban Area project boasts a prime location, situated on the frontage of Provincial Road 769 and right next to the Long Thanh Airport resettlement area (Loc An - Binh Son residential area), just a few kilometers from Long Thanh Airport. According to the plan, the project comprises a total of 1,083 land plots, including 263 terraced houses (street-facing), 789 terraced houses (with gardens), and 31 semi-detached villas.
Despite being the smallest of the three "prime" land plots mentioned above, this plot brought Dong Nai a huge amount of money when it was auctioned in 2020 with a starting price of 914 billion VND. Ultimately, STC Golden Land Real Estate Joint Stock Company won the auction with a bid of 1,626 billion VND.
