People in Ho Chi Minh City are increasingly moving to areas with more green spaces and away from the expensive and bustling inner city, seeking areas with open spaces, abundant greenery, low building density, but still with good transportation infrastructure.
Experts believe this trend stems from people's increasing awareness of the importance of nature for both mental and physical health. Therefore, the demand for green spaces, close to nature and beneficial to health, is growing.

Meanwhile, the inner city is increasingly lacking in green and clean spaces. According to the Vietnam Urban Planning Department ( Ministry of Construction ), in Ho Chi Minh City, the green coverage is 26.3%, but it is unevenly distributed. Notably, the overall green coverage in the inner city is only 3.9%. The area of public green space in the center of Ho Chi Minh City is only 0.55 m2/person, the lowest in the country (the national average is 7 m2/person).
According to statistics from Ho Chi Minh City, as of the end of 2023, there were approximately 11,369 hectares of parkland and green space throughout the city. Meanwhile, the rate of urbanization is very rapid. The number of trees and the area covered by greenery in Ho Chi Minh City were already low, but in recent years this has decreased significantly to make way for numerous transportation projects or construction works.
South Saigon - the city's ecological urban area.
According to Ho Chi Minh City's planning information, South Saigon is envisioned as a modern ecological urban area, reflecting the characteristics of a Southern Vietnamese riverside city. This area will focus on developing into a multi-functional mixed-use zone encompassing clean industries, resorts, education , financial centers, commerce, science, and services.
Besides the rapidly developing District 7, Nha Be is also highly regarded because it possesses numerous canals and a much larger green space than other districts of Ho Chi Minh City. According to the investment plan of the Ho Chi Minh City People's Committee, in the period 2021-2030, Nha Be is expected to become a satellite city like Phu My Hung area in District 7.

According to many experts, with its potential in infrastructure and green spaces, the South Saigon area is attracting many customers because it still has much potential for developing green, health-beneficial products. However, the supply of apartment projects in the South Saigon area remains scarce.

Recently, Phu Long officially commenced construction of the Essensia Sky project located within the Dragon City urban area. Notably, this project is the first in South Saigon to be developed with a green and health-oriented approach, with a construction density of only 33%, the remaining area dedicated to green spaces and health care amenities for residents. Construction on the project began in September 2024.
