Residents of the project east of Hoan Kiem Lake can buy resettlement land at prices starting from 10 million VND/m².

People who are subject to compensation and site clearance for the Hoan Kiem Lake East Square and Park Project will be able to buy resettlement land in Dong Anh at the lowest price of only 10 million VND/m². In case they are not eligible for resettlement with residential land, they will be able to buy apartments in the Thuong Thanh resettlement area (Long Bien) at the price of 28 million VND/m².

According to information from the People's Committee of Hoan Kiem Ward, the implementation of resettlement policy for people within the project scope is carried out according to the policy approved by the Hanoi People's Committee.

Specifically, households that are eligible for compensation for residential land and have no other place to live in the ward will be resettled with land in the Viet Hung New Urban Area (Viet Hung Ward), plot 5.B1-CT (Dong Anh Commune) or with apartments in the Thuong Thanh resettlement housing fund (Viet Hung Ward). The difference of this policy is that people have the right to choose a suitable resettlement location, instead of being only arranged in a certain location as before.

In case of having to relocate but not eligible for land compensation, if there is no other place to live in the ward, an apartment will be arranged in the Thuong Thanh resettlement area. The selling price and rental price of resettlement houses are approved by the Hanoi Department of Construction, and the land use fee in resettlement areas is calculated according to the Land Price List issued with Decision No. 71/2024/QD-UBND dated December 20, 2024 of the City People's Committee.

According to the approved plan, Viet Hung New Urban Area has an area of ​​about 13,854 m² (including roads), allowing to build townhouses up to 5 floors, with an estimated land price of 46 to 65 million VND/m². Meanwhile, the resettlement land plot 5.B1-CT of Dong Anh commune has an area of ​​about 20,760 m², allowing to build townhouses up to 5 floors, with land prices ranging from only 10 to 13 million VND/m² - the lowest level in the resettlement areas of the project.

The Thuong Thanh resettlement area (Viet Hung ward) includes buildings NO15A - DN2, NO15A - DN3, NO15B - DN1 and NO15B - DN2, with a scale of 7 floors above ground and 1 basement, with a total of 67 apartments with diverse areas from under 50 m² to over 80 m². The selling price of apartments from the 2nd to 7th floors is about 28 - 30 million VND/m², while corner apartments are priced from 30 - 33 million VND/m², including a 2% maintenance fee.

The project area for renovation and construction of the Square - Park to the East of Hoan Kiem Lake currently has 47 land users, including 12 organizations, agencies and 35 households. Of these, 32 households have certificates of land use rights and house ownership; 2 households have house rental contracts with Hanoi Housing Management and Development Company Limited; the remaining 2 households are managing and using the land but do not have a rental contract.

Previously, the People's Committee of Hoan Kiem Ward organized for households to be relocated and cleared for the project of the Square - Park on the East side of Hoan Kiem Lake to visit and learn about the reality at the planned resettlement areas. People were able to directly survey the technical infrastructure, living space and surrounding amenities in the urban areas of Viet Hung, Thuong Thanh (Long Bien District) and the resettlement area of ​​Dong Anh commune.

Many households appreciate the synchronous infrastructure, clean living environment, convenient transportation, schools and essential services located near the new residential area. Organizing tours for people before choosing a resettlement site is considered a necessary step, demonstrating the openness and transparency of the local government, while helping people feel more secure and proactive in the moving process, and quickly stabilize their lives after handing over the site to serve the project.
