Hanoi opens sales of social housing at nearly 21 million VND/m2.

According to an announcement from the Hanoi Department of Construction, this project commenced at the end of last year and is currently accepting applications for purchase and lease-to-own in the first phase. The expected selling price, excluding maintenance fees, ranges from 824 million VND to over 1.5 billion VND per unit. Under the plan to develop at least 1 million social housing units, Hanoi has been assigned to build 56,200 units by the end of 2030 – among the highest in the country. This year, Hanoi is expected to have 6 social housing projects open for sale, and this project in Dong Anh is the second to receive applications recently. A representative of the investor advises applicants to submit their applications to the correct address as announced, avoiding intermediaries to prevent risks.

Since late 2024, many social housing projects have been launched in the capital, but prices have tended to increase. Three years ago, the initial selling price for this type of housing was below 20 million VND per square meter, but now it is consistently being sold for 25-29.4 million VND. Recently, the Ministry of Construction proposed that the city conduct inspections and audits of social housing projects experiencing soaring prices. The income ceiling for individuals buying social housing has been raised to 20 million VND per month, an increase of 5 million VND compared to before, but many people are concerned that it will still be difficult to purchase this type of housing.

According to the plan to develop at least 1 million social housing units, Hanoi has been assigned to build 56,200 units by the end of 2030. This year alone, the capital needs to complete 4,670 units. The Department of Construction reports that so far, the city has one completed project with approximately 1,340 apartments and 5 projects that are eligible for market supply (4,635 units). Cumulatively for the period 2021-2025, the city has 16 projects eligible for sale with over 17,300 units.
