Each bank has different interest rates, and the interest rate also depends on the purpose of the loan. The monthly payment is calculated using the following formula:
Total monthly payment = Monthly interest payment + Total monthly principal payment.
In there:
Monthly principal payment = Initial loan amount ÷ Number of loan months
First month's interest = Initial loan amount x Monthly interest rate
Interest for the second month = (Initial loan amount - Principal repaid) x Monthly interest rate
Similarly, from the third month onwards, interest will be calculated on the remaining balance.

For example, when taking out a mortgage loan of 150 million VND using a land title certificate for 3 years at an interest rate of 10% per year, with monthly installments of principal and interest, the amount the customer has to pay monthly is as follows:
Monthly principal payment = 150,000,000 ÷ 36 months = 4,166,667 VND
Interest for the first month = 150,000,000 X (10% ÷ 12%) = 1,245,000 VND
Total amount payable for January = 4,166,667 + 1,245,000 = 5,411,667 VND
Interest for the second month = (150,000,000 – 4,166,667) × (10% ÷ 12) = 1,210,416 VND
Total amount payable for the second month = 4,166,667 + 1,210,416 = 5,377,083 VND
By applying this formula in the following months, the interest will gradually decrease until the end of the loan term.
Conditions for obtaining a 150 million VND loan secured by a land title certificate.
To qualify for a 150 million VND mortgage loan using a land title deed as collateral, customers need to meet the following requirements:
- Customers must be Vietnamese citizens, aged between 18 and 75 years old.
- Possess sufficient financial capacity and a clear source of repayment to fulfill obligations to the bank (proof of income: salary statements, documents proving income sources).
- Collateral includes: Land ownership certificates, house ownership certificates, etc. Depending on the property and the purpose of the loan, the bank will have specific requirements for collateral.
- The borrower has a good credit history and no overdue debts with credit institutions.
- The loan is used for legitimate purposes.
