Great room for growth
My Thai commune was established on the basis of merging the communes: Tan Thanh, Duong Duc, Xuan Huong and My Thai (old). After the merger, the commune has a total natural area of over 4.66 thousand hectares with 40 villages, a population of over 46.23 thousand people. After the arrangement, the commune has a large area, creating favorable conditions for planning and land use planning. The land use structure is relatively clear, there is very little unused land, making it easy to arrange, orientate management and use of land according to the plan. The system of cultural, educational institutions and social infrastructure has been invested, contributing to raising people's awareness in complying with land laws, registering, declaring and implementing related procedures.

Currently, in My Thai commune, there are 11 infrastructure projects (including transitional projects and new projects) that will be implemented for site clearance in 2025, with a total area of 146 hectares. Comrade Ngo Thanh Linh, Secretary of the Commune Party Committee, acknowledged: My Thai borders the central ward of the province, so there is great room for development. Political security, social order and safety are stable, there are no hot spots of disputes or complicated complaints, creating a favorable environment for management, inspection and handling of land violations, and attracting investment. "As a buffer zone between the urban center of the province and the midland communes, there are many traffic routes, industrial parks, and residential areas being invested, so the locality has determined to concentrate on site clearance. Thereby, promoting investment attraction for industrial and agricultural development," Comrade Ngo Thanh Linh expressed his determination.
Support to remove difficulties
With the efforts of the Party Committee, local authorities, and the consensus of the people, up to now, the commune has completed site clearance of 95.79/146 hectares, reaching 65.6%. Currently, there are 2 projects that have completed site clearance, including: the Northern area of the "project to build Urban Area No. 1 in Xuan Huong commune (old)" and "project to handle the landslide incident of Tram Ha dike, Thuong village, My Thai commune". The People's Committee of the commune has directed strongly, built detailed plans for each project, and regularly reviewed progress every week. The implementation process ensures democracy, publicity, transparency, and compliance with regulations. Thereby creating favorable conditions for investors to complete the projects. Mr. Nguyen Van Quynh, Chi Le village happily said: “My family has nearly 4 sao of rice fields that must be recovered this time so that the province can build My Thai Industrial Park. After the Commune People's Committee announced the completion of the relevant documents and procedures, my family strictly complied and immediately received compensation. Currently, my children have used this money to invest in means of transport to trade in construction materials.”

Despite some achievements, the locality is also facing many difficulties, leading to many projects being behind schedule. For example, in the My Thai Industrial Park infrastructure construction and business investment project (scale of nearly 160 hectares; total investment capital of nearly 1.8 trillion VND), the area recovered in phase 1 is 50 hectares; land recovered from 561 households and individuals. Currently, the commune has paid compensation to 411 households (area reaching 37/50 hectares), the remaining 150 households have not submitted for approval of compensation plans. The road project connecting Provincial Road 292 through An Ha Industrial Park to the Northeast Ring Road, Bac Giang City (old), currently only 422/800 households have received compensation; 125/125 graves have been moved. According to the Management Board of Bac Ninh Province Traffic Construction Investment Project No. 1 (the investor), due to the delay in handing over the site, the project has been extended 5 times to date.
The reason why the remaining area of many projects has not been cleared is because the number of affected households is large (more than 4,000 households). Many households with assets on corridor land and constructions on perennial crop land requested compensation exceeding regulations; the origin of land use has not been verified; many households have not agreed with the compensation plan...
To speed up the progress of site clearance for projects, Mr. Ngo Ngoc Duc, Vice Chairman of the People's Committee of My Thai Commune, said that the local Party Committee and government continue to direct the good work of propaganda and mobilization to help people clearly see the benefits of building industrial parks and roads, contributing to promoting local socio-economic development. The commune will coordinate with the Lang Giang Land Fund Development Center Branch and investors to resolve land problems of each household, ensuring compliance with the provisions of law. Strive to complete the site clearance phase 1 of My Thai Industrial Park in December this year.
It is known that the Department of Agriculture and Environment is actively supporting the People's Committee of My Thai commune to verify the origin of land for land-related problems; clarify each plot of land to have a basis to complete the dossier, make plans for land recovery, compensation, site clearance, and rice land conversion, helping the locality create a breakthrough in economic development.
