Bac Giang's real estate market is taking off thanks to the planning of the Northeast region of Hanoi.

Bac Giang is an important piece of the Northeast economic landscape of the Capital Region, playing a connecting role between Hanoi and Hai Phong with the Lang Son border, and serving as a key hub in the Red River Delta region connecting with the Northeast provinces. In particular, Bac Giang City, planned to become a Class I urban area by 2030, will create numerous socio-economic synergies for the locality, including in the real estate sector.


Bac Giang's real estate market "takes off" thanks to the planning of the Northeast region of Hanoi.

Bac Giang is an important piece of the Northeast economic landscape of the Capital Region, playing a connecting role between Hanoi and Hai Phong with the Lang Son border, and serving as a key hub in the Red River Delta region connecting with the Northeast provinces. In particular, Bac Giang City, planned to become a Class I urban area by 2030, will create numerous socio-economic synergies for the locality, including in the real estate sector.

Bac Giang's impetus stems from its planning.

The Bac Giang Provincial Party Committee has just issued a plan on the implementation of urban planning, construction, management, and sustainable development in Vietnam until 2030, with a vision to 2045. Accordingly, Bac Giang is identified as the central urban area in the Northeast of the Hanoi Capital Region, a gateway for import and export, and a transit point for goods between Hanoi and the Red River Delta provinces with the Huu Nghi International Border Gate (Lang Son); and an important business and trade hub for the region with the northern midland and mountainous provinces.

According to the draft plan, Bac Giang city will become a type I urban area (a city directly under the provincial administration), the administrative, political, economic, cultural, social, and scientific and technological center of Bac Giang province.

Bac Giang has many favorable conditions for future urban development, including its location on the 110km Hanoi-Lang Son expressway. This is a vital route for transporting goods from industrial zones in Bac Giang to other provinces in the Red River Delta, as well as for importing and exporting agricultural products to China through the Huu Nghi border gate.

In the near future, the Huu Nghi - Chi Lang (Lang Son) border gate expressway section, with a total investment of 11,024 billion VND, will be implemented and completed in 2026. Upon completion, the entire Hanoi - Huu Nghi expressway will be connected, boosting trade. Bac Giang will also benefit from this route.

In addition, several roads in Bac Giang have been completed and put into use, such as the section connecting the Cau River overpass (Xuan Cam Bridge, Hiep Hoa District, Bac Giang Province) to the Bac Phu intersection of the new Hanoi-Thai Nguyen National Highway 3, and the completion of Ring Road 4 through the province. The section of Ring Road 5 connecting to the Hanoi-Thai Nguyen Expressway is also being completed.

Bac Giang's strategic location is a key factor in attracting domestic and foreign investment.

Thanks to its strategic location in the Northeast region, Bac Giang has become the leading locality in the Northern Midlands and Mountains region in attracting FDI capital and ranks 11th nationwide. As of December 31, 2024, Bac Giang province had attracted over US$2.23 billion in converted investment capital. The quality of newly attracted projects is constantly improving, with many projects of considerable scale. These figures reflect the confidence of domestic and foreign investors in the province's promising investment environment, placing Bac Giang 4th nationwide in the provincial competitiveness index, after Quang Ninh, Long An, and Hai Phong City.

Potential for real estate development in Bac Giang

The development of industrial zones in Bac Giang will lead to a significant demand for housing for experts and high-level personnel. Currently, there are approximately 10,000 foreign experts working in the province. This creates favorable conditions for real estate investors to develop high-end projects and complete urban areas. These real estate products not only create new supply to meet the province's development needs but also contribute to changing the local landscape.

Another strength of the province is its significant potential for real estate development. Bac Giang's property prices are lower than those in neighboring Hanoi and Bac Ninh. This provides a strong foundation for attracting large businesses to invest in development.
