According to Mr. Hoang Hai, Director of the Department of Housing and Real Estate Market Management (Ministry of Construction), the three new laws – the Land Law, the Housing Law, and the Real Estate Business Law – have just been passed by the National Assembly and will take effect from August 1st.
To take advantage of the opportunities presented by these new laws, especially to further remove obstacles and develop a safe, healthy, and sustainable real estate market, the real estate brokerage community needs to proactively equip themselves with and regularly update their knowledge of the law. In particular, they need to actively apply technology and online sales channels to overcome the "bottleneck" in reaching customers.
From an in-depth perspective on the real estate brokerage profession, Mr. Tran Minh Hoang - Vice Chairman of the Vietnam Association of Real Estate Brokers (VARS) - stated that throughout its formation and development, the real estate market has seen the emergence of many large-scale real estate brokerage firms with hundreds or thousands of employees.
Real estate brokerage firms are a crucial driving force in the market, participating in the development and advising on product development. They create the market and distribute products to people with diverse needs.
However, the difficulties in the real estate market in 2023 created unprecedented challenges for the real estate brokerage profession.
Shifting the product structure to balance existing and future products will reduce speculative products and increase the supply of actual housing, creating competition that will decrease the number of large-scale real estate brokerage firms. Simultaneously, it will increase the number of smaller, more professional businesses.
"The rapid changes in technology and the application of artificial intelligence (AI) necessitate equipping real estate brokers with the knowledge and skills to apply these technologies in their marketing and communication activities. Therefore, a new adaptation is needed for professional real estate brokerage," Mr. Hoang recommended.
