"The drumbeat of the order" initiates a new bull cycle.
Just eight months after its launch, Vinhomes Golden City's appearance is already evident with the first green spaces of its parks and landscaped lakes. The 2.56-hectare Tropical Forest park has been operational since November; while the 4.9-hectare Central Forest is entering its final construction phase, expected to be completed in the first quarter of 2026. Simultaneously, 70% of the main roads have been paved, and 40% of the underground infrastructure and lighting systems have been installed.
This construction speed creates an important "market indicator": a livable urban area in southern Hai Phong is taking shape, ushering in the first price increase as the product is completed and amenities are finished.

The period of 2027-2028 is predicted to be a "major boom" as the progress of Vinhomes Golden City goes hand in hand with a series of national infrastructure projects.
Most notably, the 419 km high-speed railway line connecting Lao Cai, Hanoi , and Hai Phong officially commenced construction on December 19th. This line will transform Hai Phong into a trans-Asian logistics gateway, connecting Vietnam, China, and ASEAN, opening up an unprecedented axis for the movement of goods, people, and trade. With its prime location south of Hai Phong, where the railway station will be situated, Vinhomes Golden City is a project that will directly benefit from its rapid connectivity to industrial centers, seaports, and service areas.
On the same day, December 19th, the Tien Lang Airport Industrial Park (Zone B), covering 186.49 hectares, also commenced construction, aiming for operation from the end of 2028. The emergence of a large-scale industrial park adjacent to the airport, expressway, and seaport will attract a large number of experts, engineers, and businesses to the South Hai Phong area.

By 2027, the South Do Son Port and Logistics Center is expected to begin construction. This will be a key hub in the international supply chain, directly connecting seaports, airports, highways, and industrial zones, creating a driving force for the region's economic boom .
Simultaneously, the T2 terminal at Cat Bi Airport, with a total investment of nearly 2,700 billion VND and scheduled for completion in 2027, will increase capacity by an additional 5 million passengers per year, creating a significant boost for tourism, trade, and accommodation needs.
The connecting link in this infrastructure chain is the Ring Road 2 (Tan Vu - Hung Dao - Bui Vien), expected to be completed in 2027, shortening travel time from Duong Kinh to the city center and Cat Bi airport to about 10 minutes.
During the same period, Vinhomes Golden City will reach a golden milestone: over 700 unfinished units will be completed by the end of 2026; the remaining over 4,000 units will be completed by mid-2028. Each handover milestone coinciding with a national infrastructure completion will create a chain reaction that triggers price increases for the entire project.
Past prices, future living standards.
The current phase is considered the best "entry point" for investors. The infrastructure, amenities, and landscaping of Vinhomes Golden City are rapidly taking shape, while the current price level does not yet reflect the project's future value.
In central Hai Phong, land prices currently reach 200 million VND/m² for main roads and around 130 million VND/m² for alleyways, but this has reached its development limit, leaving little room for further growth. Meanwhile, Duong Kinh is emerging as a new growth hub, attracting hundreds of thousands of highly skilled workers, experts, engineers, and business owners. The demand for high-end housing, commercial spaces, and services is therefore increasing sharply year after year. Here, Vinhomes Golden City is priced from only 45 million VND/m², equivalent to the price of townhouses in the inner city in 2018.
Despite its "past" price point, Vinhomes Golden City offers a future-proof standard of living, perfectly meeting the needs of its new resident population.
Spanning over 240 hectares, the project boasts a construction density of only 27%, with the majority of the area dedicated to parks, water features, and amenities, creating a healthy living space in harmony with nature.
The collection of 5,000 low-rise properties, encompassing diverse types including detached villas, semi-detached villas, townhouses, and shophouses, is meticulously planned according to a modern urban model. Interspersed within the living spaces is an "all-in-one" ecosystem featuring 5 themed parks, a shopping center, Vinshool schools, and a range of sports and entertainment facilities… offering a high-quality living experience that balances both physical and mental well-being.

Thanks to its strategic location, benefiting from the infrastructure, and possessing a modern planning foundation and amenities, Vinhomes Golden City has become the focal point of the South Hai Phong real estate market. For both investors and homebuyers, this is the perfect time to invest, securing the best prices and seizing the significant growth potential before the entire infrastructure becomes operational and prices enter a new cycle.
