In one quarter, the whole country added 3,300 apartments.
Information on housing and the real estate market in the third quarter of 2024, released by the Ministry of Construction on October 30th, recorded that in the quarter, the whole country had 16 completed real estate projects with a scale of approximately 3,314 units, the number of projects being 76.1% compared to the same period in 2023.
Specifically, the number of completed real estate projects in the North is 7 projects (2 in Hanoi ), in the Central region 3 projects, and in the South 6 projects (2 in Ho Chi Minh City).
The number of newly licensed real estate investment projects nationwide is 23, with a construction scale of 11,669 units, which is 153.3% compared to the same period in 2023.
Of these, 16 projects are in the North (4 in Hanoi), 5 in the Central region, and 2 in the South (1 in Ho Chi Minh City).
In the third quarter of this year, the number of projects eligible to sell housing units under construction nationwide was 55, with a construction scale of approximately 21,300 units, which is 117% compared to the same period last year.
In addition, there are 939 real estate projects under construction nationwide, comprising approximately 426,158 units.
Regarding the supply of social housing, according to the Ministry of Construction, in the third quarter of this year, there were 8 social housing projects implemented nationwide with a scale of approximately 4,960 units.
Of these, only 1 project has been completed with a scale of 200 units, 4 projects have commenced construction with a scale of 2,084 units, and 3 projects have received investment approval with a scale of 2,676 units.
Apartment prices continue to rise.
Regarding real estate transaction prices, the Ministry of Construction stated that in the third quarter of 2024, apartment prices in Hanoi and Ho Chi Minh City continued to rise. Prices for both old and new apartments increased by 4-6% compared to the previous quarter, and by 22-25% compared to the same period last year.
According to the Ministry of Construction, the recent increase in real estate prices is due to several factors, including rising land-related costs and insufficient supply of affordable housing to meet market demand.
This situation has driven up apartment prices, with some areas experiencing localized price increases of 35-40% depending on location compared to the previous quarter.
On the market, there are almost no affordable apartments (priced under 25 million VND/ m² ) for sale. Mid-range apartments (priced from 25 - 50 million VND/ m² ) still account for a high proportion of transactions and supply, while the remaining are high-end and ultra-high-end apartments (priced above 50 million VND/ m² ).
According to a survey by the Ministry of Construction, the selling prices of some apartment projects in Hanoi are as follows: Ecolife Tay Ho at approximately 72.6 million VND/ m² , Sunshine Garden at approximately 54.2 million VND/ m² , Chelsea Park at approximately 62.3 million VND/ m² , and Trang An Complex at approximately 70.8 million VND/ m² .
The Zurich project is priced at approximately 46-55 million VND/ m² , the Lumi Prestige project starts from 69 million VND/ m² , The Ninety Complex project is around 60-75 million VND/ m² , The Sapphire project is around 47-61 million VND/ m² , and the 107 Nguyen Tuan Vihacomplex mixed-use residential area is around 75-97.2 million VND/ m² .
In Ho Chi Minh City, the selling prices of some apartment projects in the third quarter were as follows: The Horizon Phu My Hung at approximately 125.4 million VND/ m² , The Ascent at approximately 64.2 million VND/ m² , and Lu Gia Plaza at approximately 46.4 million VND/ m² .
Diamond Center project prices range from 61-73.3 million VND/m2 . The Stown Tham Luong project is priced from 29.8 to 43.5 million VND/m² . Urban Green project: 52-59.7 million VND/ m² , Glory Heights project: 40-80 million VND/ m² , The Aurora Phu My Hung project: 88-90 million VND/ m² , The Beverly Solari project: 46.83-65.6 million VND/ m² .
The proposal to impose taxes continues to be used to deter speculation and short-term buying and selling for profit.
To curb speculation and quick resale in the real estate market, the Ministry of Construction continues to recommend that the Ministry of Finance research, propose, and advise competent authorities on tax policies to limit speculative activities and quick resale for profit.
At the same time, the study proposes tax policies on second homes and land, as well as taxes on vacant and unused properties, ensuring they are consistent with Vietnam's socio-economic conditions and international practices.
