On the morning of August 29, the Land Fund Development Center of Phuc Tho District ( Hanoi ) organized an auction for 39 land lots in Trach My Loc and Tho Loc communes. Of which, 30 land lots in Trach My Loc commune have an area of 96-148m2, starting price of 23 million VND/m2, equivalent to a deposit of 450-700 million VND/lot.
The remaining 9 lots in Tho Loc commune have an area of about 134m2/lot, starting price of 19.8 million VND/m2, equivalent to a deposit of nearly 535 million VND/lot.
At the end of the auction, the highest winning lot was 60 million VND/m2, 2.6 times higher than the starting price. The lowest lot was 33.6 million VND/m2, 60% higher than the starting price. The remaining lots had winning prices ranging from 33.6 to 52.8 million VND/m2.
Immediately after the auction, some winners immediately put each lot up for sale for hundreds of millions of dong more. For example, a lot with a winning price of 40.4 million dong is being put up for sale by a broker for a price difference of 500 million dong.
Posing as a potential buyer, Dan Tri reporter contacted a broker named Doan. This person said he had advertised 5 lots for sale but had already sold 4 lots with a difference of 400 million VND/lot. The remaining 1 lot would also be sold for a difference of 400 million VND if the buyer was willing.
Many people immediately sold the auction for a higher price after winning the auction (screenshot).
Speaking to Dan Tri reporter, Mr. Nguyen Anh Tuan - Director of Phuc Tho District Land Fund Development Center - said that the auction had more than 600 applications, including many local people. The current winning price is higher than the unit's initial estimate.
Regarding the issue of investors selling at a higher price immediately after the auction, Mr. Tuan said that the auction was held publicly in accordance with the law. The fact that the winning investor immediately sold at a higher price was due to personal needs.
Recently, Lac Joint Stock Auction Company has also announced an auction on September 10 with 30 plots of land in TT01, TT03, TT04, TT06, TT07 Doc Tranh area, Trach My Loc commune; 09 plots of land in TT08 Dong Phuong area, Tho Loc commune; 11 plots of Huong Nam area, Xuan Dinh commune, Phuc Tho district, Hanoi city. The total number of plots of land to be auctioned is 50.
Specifically, in Doc Tranh area, the area of land plots is about 96 - 148 m2, the starting price of land plots is 23.4 million VND/m2. In Dong Phuong area, the area of land plots fluctuates around 134 m2, the starting price of land plots is 19.8 million VND/m2. In Huong Nam area, the area of land plots is about 99.3 - 196.8 m2, the starting price of land plots is 25 million VND/m2.
Previously, on August 10, Thanh Oai district successfully organized an auction of 68 land plots in Ngo Ba area, Thanh Than village, Thanh Cao commune (Thanh Oai, Hanoi), with an area of 60-85m2 with starting prices from VND8.6 million/m2 to VND12.5 million/m2. The auction attracted 4,600 applications, but only 4,201 qualified applications from 1,545 people.
Notably, at the end of the auction, the corner lot with the highest winning price was nearly 100.5 million VND/m2, 8 times higher than the starting price. The regular lots had winning prices of 63-80 million VND/m2, 5 to 6.4 times higher than the starting price.
Most recently, on August 19, there was an auction of 19 plots of land in LK03 and LK04, Long Khuc village, Tien Yen commune, Hoai Duc district (Hanoi). The 19 plots of land put up for auction ranged from 74-118m2. The starting price for the auction was 7.3 million/m2. The deposit ranged from 109 to 172 million VND/plot. The auction attracted 700 applications.
After a 20-hour auction, 19 plots of land were successfully sold. The highest winning price was 133.3 million VND/m2, more than 18 times higher than the starting price, while the lowest plot was 91.3 million VND/m2, 12.5 times higher than the starting price.
