On the morning of August 29, the Land Fund Development Center of Phuc Tho district ( Hanoi ) successfully organized an auction of land use rights for 30 plots of land in Doc Tranh area, Trach My Loc commune (Phuc Tho, Hanoi) and 9 plots of land in Dong Phuong area, Tho Loc commune (Phuc Tho, Hanoi).
According to Nguoi Dua Tin , the auction price for the 39 plots of land mentioned above ranges from 24 million VND/m2 to 60 million VND/m2.
Accordingly, each plot of land in Doc Tranh area, Trach My Loc commune has an area ranging from 96 to nearly 149 square meters.
With a starting price of 23.4 million VND/m2, the equivalent deposit that auction participants must pay will be from 450 million to nearly 700 million VND/plot.
With 9 plots of land in Dong Phuong area, Tho Loc commune has a relatively large area of nearly 235m2. The starting price of these plots is 19.8 million VND/m2, equivalent to a deposit of nearly 535 million VND/plot.

Thus, with the winning price ranging from 24 million VND/m2 to 60 million VND/m2, the final winning price only differs by 1 million VND or more from the initial starting price.
With the highest winning price of 60 million VND/m2, only 1 investor paid the above price for land lot DG06 with an area of 148.95m2.
The total value of the above land lot is 8.9 billion VND - 2.6 times higher than the starting price.

With the auction being a secret ballot auction of each plot of land with only one vote, auction participants tend to bid quite close to the starting price given by the auction organization.
Talking to Nguoi Dua Tin , most auction participants said that such auctions help save time and avoid price gouging.
Before participating in the auction, customers actively survey the market and choose the land plot that suits their needs. Then, they participate in the auction to offer a price that suits their financial situation as well as based on the assessment of the potential of the land in the area.
Previously, on August 10, the Hanoi real estate market was abuzz when the auction of 68 land lots in Thanh Cao commune (Thanh Oai district, Hanoi) had about 1,600 people submitting 7,000 sets of documents to participate in the auction.
At the end of the auction, the highest winning price for the corner lot was over 100.5 million VND/m2. Most of the lots had winning prices from over 80 - 90 million VND/m2, the lowest winning lot was 63.5 million VND/m2.
Next, the auction of 19 land lots in Long Khuc area, Tien Yen commune (Hoai Duc district, Hanoi) received 1,100 bidding documents recently, continuing to stir up the market.
This auction went through 9 rounds, lasting from 9am on August 19 to 4:30am on August 20. The highest winning bid was up to 133.3 million VND/m2, compared to the starting price of 7.3 million VND, this land lot was paid by investors more than 18 times higher. The winning lot with the lowest auction price was also up to 91.3 million VND/m2.
