Adjusting the planning for renovation and construction of new housing areas serving land acquisition and clearance in Long Bien

According to the Decision, the land plot designated CT2 is located in Long Bien ward, Long Bien district; bordered to the north by Co Linh road, to the west by an existing road, and on the remaining sides by land plots designated for green space. The area under study for the local adjustment of the detailed planning is approximately 13,953 m2.

The adjustment aims to concretize the General Planning for the Construction of the Capital City until 2030 with a vision to 2050; the N10 urban sub-area planning at a scale of 1/2,000 that has been approved by competent authorities; to effectively exploit and utilize land resources, improve usability, enhance apartment quality, improve living conditions, increase investment efficiency, and contribute to increasing the supply for the real estate market; to provide a legal basis for establishing investment projects in accordance with the approved plan and to serve as a basis for management agencies and local authorities to manage construction in accordance with the law.

Accordingly, adjustments will be made to increase the total floor area (the proposed basement construction area is 8,293m2, including 3,340m2 within the 9,000m2 planned for gardens, green spaces, and walkways, and a portion below that is the basement (excluding the area already auctioned), land use coefficient, basement boundary; and to add one basement level. The scale and functional use of specific items in the project will be finalized during the basic design phase and investment project implementation, ensuring compliance with the planning indicators determined in the project, national technical standards, and other relevant current legal regulations.

The People's Committee of Hanoi City has assigned the Department of Planning and Architecture to verify the documents and drawings for the partial adjustment of the 1/500 scale detailed planning for the renovation and new construction of the residential area serving the land clearance and preliminary leveling project for auctioning land use rights in Long Bien ward, at land plot coded CT2.

The People's Committee of Long Bien District, in coordination with the Department of Planning and Architecture, will organize the public announcement of the local adjustments to the approved detailed planning so that relevant organizations, agencies, and the public are aware and can implement them.

The People's Committee of Long Bien District, the People's Committee of Long Bien Ward, and the Inspectorate of the Department of Construction are responsible for inspecting and supervising construction according to the approved plan, and handling cases of construction violating the plan according to their authority and the provisions of the law.
