However, according to Propertyguru Vietnam's Consumer Sentiment (CSS) report and real estate trends, many other criteria have emerged when choosing a home.
Specifically, this report shows that nearly 70% of young people among the nearly 1,000 survey participants want to own their first home within the next 1-2 years. Their preferred factors for choosing a home include green spaces, proximity to key transportation infrastructure, easy access to major roads, and a price that is within their income range.
Thus, when real estate projects in the city center become unaffordable for young people, more affordable projects in suburban areas always attract attention. In particular, the factors of "convenience" and "quality of life" are increasingly prominent in the home-buying preferences of young people. These include demands for a living environment rich in green spaces and internal amenities, convenient transportation, and reasonable prices.
Developed infrastructure, affordable prices, and diverse green spaces have made suburban projects attractive to young customers.
The needs of the research group are aligned with real estate projects in new suburban centers or satellite cities. This is especially true as these areas are becoming closer to older centers thanks to the synchronized development of transportation infrastructure, which helps shorten travel time.
Along with the consumer sentiment report, Batdongsan.com.vn's market research department has also released an analysis of factors influencing population migration to suburban areas. These factors, including job opportunities, infrastructure, and access to healthcare and education, not only influence home buying decisions but also the potential for property value appreciation.
For example, in Ho Chi Minh City, house prices in suburban areas currently ranging from 32-45 million VND/m2 are considered reasonable, given the increasing population density near the city center and the improving infrastructure. Besides population density, infrastructure, and employment opportunities, factors such as healthcare and education also influence buyers' willingness to relocate to suburban areas.
Educational, healthcare, service, and entertainment facilities in Ho Chi Minh City are increasingly shifting away from the city center and spreading out to the suburbs. Large supermarkets like Emart and Aeon Mall, and international schools such as Emasi, IGS, and ESI are also appearing more frequently in the outskirts. Improved infrastructure is expected to further fuel this trend of people moving to suburban areas to buy homes in the coming years.
