According to the draft report on the construction of land price list of the Department of Agriculture and Environment of Hanoi City, area 1 is the wards in beltway 1 including: Tay Ho, Ngoc Ha, Ba Dinh, Giang Vo, O Cho Dua, Hoan Kiem, Van Mieu - Quoc Tu Giam, Cua Nam, Hai Ba Trung.
In particular, the highest price of residential land is more than 702 million VND/ m2 applied to the plot of land facing the street (location 1) on a series of routes such as Ba Trieu (section from Hang Khay to Tran Hung Dao), Dinh Tien Hoang, Hai Ba Trung (section from Le Thanh Tong to Quan Su). This price is also applied to the routes of Hang Dao, Hang Khay, Hang Ngang, Le Thai To, Ly Thuong Kiet, Nha Tho and Tran Hung Dao (section from Tran Thanh Tong to Le Duan).
Compared to the current price list, the highest land price in Hanoi increased by about 2%. The land price in area 1 is on Dong Co street with more than 82 million VND/ m2 . The average land price in 9 central wards of the capital according to the new proposed price list is 255.3 million VND/ m2 , also increased by 2% compared to the present.

Along with the inner city area, the proposed residential land price also increased sharply in most suburban communes. Of which, area 9 including 7 communes: Lien Minh, O Dien, Dan Phuong, Hoai Duc, Duong Hoa, Dong Son, An Khanh increased the highest by 26% compared to the current land price list.
The highest new price in this group is on Highway 32 from Xuan Phuong Ward to the intersection of the road to Kim Chung Di Trach urban area, with a price of up to 64.7 million VND/ m2 . The average land price at position 1 in area 9 is about 30.4 million VND/ m2 , while according to the current price list it is 26.8 million VND/ m2 .
Next is area 7 including 9 communes: Tien Thang, Yen Lang, Quang Minh, Me Linh, Phuc Thinh, Thu Lam, Dong Anh, Vinh Thanh, Thien Loc) and area 10 including 12 communes: Dai Thanh, Thanh Tri, Ngoc Hoi, Nam Phu, Binh Minh, Tam Hung, Thuong Tin, Hong Van, Thanh Oai, Dan Hoa, Thuong Phuc, Chuong Duong all have proposed increase of 25%.
The adjusted land price list will be used as the basis for calculating compensation, determining resettlement land prices, calculating land use tax, personal income tax from land use rights transfer and adjusting related fees and charges.
