Hanoi proposes new land price list, many places in the suburbs are over 64 million VND/m²

The Hanoi Department of Agriculture and Environment has just drafted a proposal on the first land price list to be announced and applied from January 1, 2026. This land price list is divided into 17 areas after the administrative unit arrangement, with very high price increases.

According to the draft proposal on the construction of land price tables by the Hanoi Department of Agriculture and Environment, Zone 1 includes the wards within Ring Road 1: Tay Ho, Ngoc Ha, Ba Dinh, Giang Vo, O Cho Dua, Hoan Kiem, Van Mieu - Quoc Tu Giam, Cua Nam, and Hai Ba Trung.

Specifically, the highest land price is over 702 million VND/ for plots facing the main road (prime location) on streets such as Ba Trieu (from Hang Khay to Tran Hung Dao), Dinh Tien Hoang, and Hai Ba Trung (from Le Thanh Tong to Quan Su). This price also applies to Hang Dao, Hang Khay, Hang Ngang, Le Thai To, Ly Thuong Kiet, Nha Tho, and Tran Hung Dao (from Tran Thanh Tong to Le Duan).

Compared to the current price list, the highest land prices in Hanoi have increased by approximately 2%. Land prices in Zone 1 are on Dong Co Street, exceeding 82 million VND/ . The average land price in the 9 central wards of the capital, according to the newly proposed price list, is 255.3 million VND/ , also a 2% increase compared to the current price.

Along with the inner city area, proposed land prices have also increased sharply in most suburban communes. In particular, Zone 9, comprising 7 communes: Lien Minh, O Dien, Dan Phuong, Hoai Duc, Duong Hoa, Dong Son, and An Khanh, saw the highest increase of up to 26% compared to the current land price list.

The highest new price in this group is on National Highway 32, from the border with Xuan Phuong ward to the intersection leading to the Kim Chung Di Trach urban area, reaching 64.7 million VND/ . The average land price in position 1 in area 9 is approximately 30.4 million VND/ , while the current price is 26.8 million VND/ .

Next, Area 7, comprising 9 communes (Tien Thang, Yen Lang, Quang Minh, Me Linh, Phuc Thinh, Thu Lam, Dong Anh, Vinh Thanh, Thien Loc), and Area 10, comprising 12 communes (Dai Thanh, Thanh Tri, Ngoc Hoi, Nam Phu, Binh Minh, Tam Hung, Thuong Tin, Hong Van, Thanh Oai, Dan Hoa, Thuong Phuc, Chuong Duong), all proposed an additional 25% increase.

The adjusted land price list will be used as the basis for calculating compensation, determining resettlement land prices, calculating land use tax, personal income tax from land use right transfers, and adjusting related fees and charges.
