Proposal to handle the sharing of false information about the real estate market
Khanh Hoa Department of Construction requested the Department of Science and Technology of this province to coordinate in handling false, inaccurate, and confusing information about the real estate market on cyberspace.
For real estate project developers, the Khanh Hoa Department of Construction requires that before putting real estate into business, they must meet the conditions stipulated in the 2023 Law on Real Estate Business.
"Do not conduct sales and capital mobilization without meeting the conditions prescribed by law" - the document of Khanh Hoa Department of Construction clearly stated.
The Khanh Hoa Department of Construction also requested the police in communes and wards to regularly support and coordinate in disseminating information and handling organizations and individuals who use social media to provide and share false information about real estate products.
Addressing violations by real estate exchanges and brokerage activities, including tax evasion, disseminating inaccurate information, and negatively impacting the financial, credit, and real estate markets.
Many brokers compete unfairly
Mr. Phan Viet Hoang, General Secretary of the Khanh Hoa Real Estate Brokers Association, commented that some buyers are falling into a trap of online real estate advertising such as: inflating product values, making false advertisements to attract views and likes to find potential customers, then inviting them to events to create a FOMO effect (fear of missing out on attractive investment opportunities due to rapidly rising real estate prices) to close deals...
According to Mr. Hoang, most real estate agencies currently focus on training sales staff, emphasizing the sales aspect, but few businesses provide proper legal training for their employees.
"Real estate is a unique and high-value product; being good at business isn't enough. Knowledge of legal matters is also necessary to ensure the safety of the business and protect the rights of customers," Mr. Hoang said.
He argued that past painful lessons had been learned during periods of market frenzy, when buyers hastily signed contracts without fully understanding the product's nature, leading to financial losses and prolonged litigation.
Ms. Le Tran Thuy Tien (35 years old, an employee of a real estate brokerage company in Nha Trang) said that in order to "close a deal," many brokers resort to making attractive offers and exaggerating the project.
According to Ms. Tien, when buyers fall into these traps, they not only suffer economic losses, but gradually develop a sense of apprehension and distance between customers and real estate agents.
"Addressing the issue of real estate brokers inflating project prices and seeking views and likes is necessary to ensure buyers have access to the right segment that suits their income and finances," Ms. Tien said.
A series of huge projects are being implemented
According to statistics from the Department of Construction, in the third quarter of 2025, many large-scale projects received investment approval, notably the Dam Mon new urban area with an area of over 1,440 hectares and a total capital of 25,645 billion VND, and the Tu Bong new urban area with a scale of 2,579 hectares and an investment capital of 43,000 billion VND.
In the Nha Trang and Cam Ranh areas, a series of commercial and residential projects are underway, such as the Nha Trang City mixed-use urban area, Vinpearl Phu Quy, KN Paradise, Vega City, VCN Phuoc Hai, My Gia urban area, etc., continuing to supply the real estate market.
