Phu Yen real estate transactions are still mainly land and individual houses.
In the second quarter of 2024, Phu Yen had no new approved housing projects for investors or resort tourism . Of the 900 real estate transactions through notarization, land and individual houses accounted for more than 98%, the rest were apartments.
Phu Yen Department of Construction said that in the second quarter of 2024, the total number of real estate transactions through notarization and certification in the province was about 900 transactions, with a total transaction value of about 738,458 billion VND.
Of which, land transactions accounted for the majority with 559 transactions, total value of VND 250,164 billion; followed by individual houses with about 332 transactions, total value of about VND 479,104 billion; apartment transactions were quite few with about 9 transactions, total value of about VND 9,190 billion.
In Tuy Hoa City, the transaction price of individual houses ranges from 10 to 60 million VND/m2, apartments from 20 to 30 million VND/m2, land from 15 to 50 million VND/m2, social housing from 5.5 to 6.7 million VND/m2. In the remaining localities, individual houses range from 6 to 20 million VND/m2, land from 1.6 to 15 million VND/m2.
Regarding land use rights auctions, in the first 6 months of the year, Phu Yen province successfully auctioned 435 residential land lots with a total area of 57,803 m2 of land, expected to collect about 736,915 billion VND for the budget.
According to the Department of Construction, the average winning price in Tuy Hoa City is 36.1 million VND/m2; Dong Hoa and Song Cau towns are about 13.7 million VND/m2; Tay Hoa and Phu Hoa districts are about 9.5 million VND/m2; the remaining districts are from 1.6 to 5.1 million VND/m2.
Regarding real estate inventory, it remains unchanged compared to the first quarter of 2024 when Phu Yen currently has 216 units in housing projects.
Regarding the number of housing projects, Phu Yen has 25 housing projects under implementation, compared to the first quarter of 2024, there is an increase of 1 project, which is the Luxury Apartment Complex Project at the land lot coded 4, East of Hung Vuong Street (section from Tran Hao Street - Road No. 14), Tuy Hoa City, but is selecting investors.
Including, 10 projects have had decisions, investment policies approved, investors have been selected (7 projects are not qualified for business exploitation); 13 projects are implementing investor selection through auction, bidding; 2 social housing projects (1 completed). However, the Department of Construction informed that the Project of Workers' Housing Area serving An Hung Production Enterprise Cluster in Dong Hoa Town (6 hectares, 285.5 billion VND) by An Hung Joint Stock Company has not been implemented, currently being proposed to revoke the investment certificate.
Regarding social housing projects, currently, in Phu Yen province, there are no social housing projects eligible to borrow capital from the 120,000 billion VND credit package to be publicly announced on the electronic information portal of the Provincial People's Committee as prescribed. The reason is that there is no decision approving the project investment policy; no investor has been selected; no decision on land allocation or land lease...
Previously, on August 15, 2023, the People's Committee of Phu Yen province approved the list of social housing development projects attracting investment in Decision No. 1054 with 6 projects located in Tuy Hoa city and Dong Hoa town, with a total area of about 31.68 hectares.
Regarding resort tourism projects, Phu Yen also has no new projects approved for investment policy, only 2 resort tourism projects have had their investment policies adjusted, which are the Viet My A&V Hotel and Resort Complex Project (4.7 ha) and the Bai Rang Eco-tourism Area Project (3.28 ha). Up to now, Phu Yen has 44 resort tourism projects, with a total scale of about 447.37 ha and a total investment of about 63,547 billion VND.
