Besides the modern industrial parks associated with direct investment projects in the Nghi Son Economic Zone, the "picture" of industrial parks in Thanh Hoa province is gradually revealing new faces. With comprehensive planning and a focus on attracting high-tech industries, it is expected that in the future, Thanh Hoa will form green, modern industrial centers linked to multinational products with high added value.

In June 2024, the Provincial People's Committee approved the 1/2000 scale zoning plan for the Western Industrial Park of Thanh Hoa City. With a total planned area of approximately 645 hectares, this industrial park is being developed by Thanh Hoa province as a multi-sector industrial park following the Industry 4.0 trend. The high-tech and environmentally friendly industries targeted include electrical and electronic industries, telecommunications; mechanical engineering; precision mechanics; automotive, motorcycle, construction equipment, and medical equipment industries; consumer goods manufacturing; and supporting industrial products.
Located on the route from Thanh Hoa City to Tho Xuan Airport, facilitating trade connections, the Western Thanh Hoa City Industrial Park will be organized with industrial production spaces featuring architecture suitable for various types of industrial buildings with high construction density. In addition, the industrial park will be planned with key infrastructure facilities such as power stations and wastewater treatment plants conveniently situated near transportation routes for easy connection to the technical infrastructure system within and outside the industrial park.
Reportedly, this industrial park is receiving special attention from Sumitomo Corporation (Japan). With a memorandum of understanding signed in 2023 regarding investment in the industrial park's technical infrastructure, the corporation expects successful cooperation with Thanh Hoa province to realize a model industrial park of international quality standards. The corporation has previously stated its intention to transform the industrial park in the western part of Thanh Hoa city into a leading industrial park in terms of infrastructure quality; thereby successfully attracting many secondary investors from Japan with modern technology, contributing to an increase in new, high-quality industrial products for Thanh Hoa province.
Also in July 2024, the Provincial People's Committee issued a Decision approving the 1/2000 scale zoning plan for Industrial Park No. 15 in the Thanh Hoa Economic Zone. With a total area of nearly 700 hectares, Industrial Park No. 15 is planned to be divided into two zones: Zone A, encompassing the Thanh Hoa I Solar Power Plant project, with an area of approximately 229.18 hectares; and Zone B (Dong Vang Industrial Park), with an area of approximately 491.91 hectares located south of the industrial park, prioritizing the development of mechanical engineering and agricultural and forestry product processing industries.
Currently, Zone B of this industrial park has attracted the infrastructure investor, Anh Phat Construction and Trading Corporation. The Dong Vang Industrial Park infrastructure investment project has also been estimated with a total investment of over 2,400 billion VND and is planned for flexible factory and enterprise construction, allowing for the merging of multiple land plots to meet the construction requirements of large-scale factories, acting as an "anchor" for the development of Industrial Park No. 15. Zone A of this industrial park is being managed by the Management Board of Nghi Son Economic Zone and Industrial Parks, in coordination with the Department of Construction and the People's Committee of Nghi Son town, to announce and publicize the zoning plan and organize investment attraction.
Industrial Zone No. 10 - Nghi Son Thermal Power Center is now 100% occupied.
According to statistics from the Management Board of the Nghi Son Economic Zone and Industrial Parks, in addition to the 7 fully occupied industrial park sub-zones, the Nghi Son Economic Zone currently has 4 industrial park sub-zones that have attracted infrastructure investors: Industrial Park No. 1; Industrial Park No. 3; Industrial Park No. 9 (Metallurgical Industrial Park) and Industrial Park No. 15. These industrial parks are all undergoing infrastructure development and are oriented towards multi-sector development, aiming to attract modern technology and achieve high growth rates.
Regarding industrial parks outside the Thanh Hoa Economic Zone, there are currently 4 industrial parks whose planning has been approved, including: Phu Quy Industrial Park (Hoang Hoa); Tuong Linh Industrial Park (Nong Cong); Industrial Park west of Thanh Hoa City; and Giang Quang Thinh Industrial Park (Thieu Hoa).
Particularly noteworthy is the Phu Quy Industrial Park (WHA Smart Technology Industrial Park), with a total area of 540 hectares. This is the third largest industrial park in terms of scale among existing and planned industrial parks in Thanh Hoa province (after Bim Son Industrial Park and Lam Son - Sao Vang Industrial Park). According to the assessment of the Management Board of the Thanh Hoa Economic Zone and Industrial Parks, the Phu Quy Industrial Park project is expected to leverage its advantageous location, serving as a gateway to the center of Hoang Hoa district, bordering Thanh Hoa City and neighboring districts, and as a junction of transportation routes connecting economic zones, seaports, and airports. Therefore, it is considered an area with significant potential for industrial development, especially light industries, prioritizing high-tech industries, and will be a focus for attracting foreign businesses in supporting industries, high-tech industries, and environmentally friendly industries.
Reportedly, the Management Board of Thanh Hoa Economic Zone and Industrial Parks is currently actively developing detailed plans for four new industrial parks: Luu Binh Industrial Park (Quang Xuong); Ha Long Industrial Park (Ha Trung district); Bac Hoang Hoa Industrial Park (Hoang Hoa); Da Loc Industrial Park (Hau Loc); and Nga Tan Industrial Park (Nga Son). Along with well-planned development and careful selection of reputable investors, the infrastructure of these new industrial parks is expected to bring about new breakthroughs for Thanh Hoa province's industry in the future.
